We are Naples’ Best Kept Secret!   NLYH is a manufactured (mobile home) park of 352 residences located in beautiful Naples, FL. Located only a short distance to Tin City and the famous 5th Avenue shopping and dining district. Our boat canals provide access to Haldeman Creek which feeds Naples Bay and provides 15 minute access to the Gulf of Mexico. We are a gated, waterfront, very active, 55+, resident owned community formed as a non-profit corporation and operated by the membership.

NLYH is a piece of paradise on Florida’s most beautiful west coast.  Many of our residents have installed brand new, hurricane resistant, manufactured homes or have completely remodeled existing residences.  If you’re a boater, you may decide to stay year round and enjoy the fantastic weather and marine environment at bargain prices. And if you live on one of our beautiful canals, you will have your own docking space right in your back yard, or if not on the water you can dock your boat in one of our shared boat basins.

Taxes and Fees:

  • 6% Sales Tax – there is a sales tax of 6% on the purchase price of a new home that is levied by the state of Florida.
  • January 1st, 2019 the State of Florida implemented a 1% discretionary sales surtax. The sales tax remains 6% on the total sale price plus 1% discretionary tax on the first $5,000.00. Total amount of the new tax is an additional $50.00.
  • Corporate Membership Fee – a membership fee is required for new home owners to join the NLYH Corporation. This is a one-time fee that is refunded to you, if you choose to sell your home, at the then current rate (which historically increases annually).
  • The current fee, as approved by the Corporation is valid from 1/15/24-1/14/25 is $19,856.00.

Monthly fees as of 01/01/2024 are:

  • Waterfront $453.50

Other Important Information:

1.4.4.2.                 BOARD APPROVAL OF MEMBERSHIP The approval of a majority of the Board of Directors or a Board authorized Membership Committee shall be necessary for approval or disapproval of membership.  A person intending on becoming member, or an occupant shall give to the Board or the Membership Committee an application for membership, or occupancy and such other documentation or information concerning the intended member(s), or occupant.  The Board or Membership Committee may require, without limitation, credit history, a criminal background investigation, past residency or employment verification, personal references, and/or a personal interview with the potential member.  Within fifteen (15) days after the receipt of an application for membership, and such other information requested by the Board or Membership Committee, it shall be approved or disapproved.  If approved, the approval shall be stated in a certificate executed by the President, Secretary, or other designee of the Corporation and delivered to the transferee. The Corporation shall endeavor to process all membership applications within fifteen (15) days.  However, the Board of Membership Committee may, if necessary (in their sole discretion), extend the time frame for approval or disapproval for an additional fifteen (15) days.  If the Corporation neither approves nor disapproves within the said thirty (30) days, such failure to act shall be the equivalent of the approval of the Corporation and on demand the Corporation shall forthwith issue a proof of membership to the transferee.  Disapproval of the transfer shall be communicated by letter signed by an officer or agent of the Corporation sent by certified mail to the address given by the transferor in his or her notice to the Corporation.

1.4.4.2.1           DISAPPROVAL FOR GOOD CAUSE Approval of membership pursuant to Section  1.4.4.2 shall be withheld for good cause only if a majority of the Board or Membership Committee so votes and after insultation with NLYH Legal Counsel.  The following may be deemed to constitute good cause for disapproval.

  1.4.4.2.1.1        The person seeking approval has been convicted or plead no contest to a felony involving violence to persons or property, theft, arson or destruction of property within the last twenty (20) years; a felony involving possession or sale of a controlled substance within the past ten (10) years; or a felony demonstrating dishonesty or moral turpitude in the past ten (10) years; any other felony in the last five (5) years or any crime involving  sexual assault, sexual battery or sexual misconduct regardless of when that  conviction occurred.

 1.4.4.2.1.2        The person seeking approval has a record of financial irresponsibility, including without limitation prior bankruptcies, foreclosures or bad debts.

Buyer revealed: New owner of Hamilton Harbor Yacht Club is a big player

The new owner of the Hamilton Harbor Yacht Club in Naples has a familiar ring.

On Wednesday, MSD Partners LP confirmed that it quietly purchased the club last week.

It's the same company that's providing the capital and financing for the redevelopment of the historic Naples Beach Hotel property off Gulf Shore Boulevard.

MSD Partners is an investment advisory firm tied to the family of billionaire Michael Dell, founder and CEO of Dell Technologies, one of the world's largest technology infrastructure companies.

The company, based in New York, purchased the yacht club on Sept. 28, through a limited liability company going under the name Naples Marina Owner.

The yacht club was previously owned by Collier Enterprises, its Naples-based developer.

Located at the edge of the Rookery Bay National Reserve off Thomasson Drive across from Port Royal, the club offers 35 wet and 325 dry boat storage slips, a full-service marina and waterfront dining. 

"The Collier family has developed an extraordinary club and we are honored to continue its rich legacy, while expanding and enhancing the membership experience and club offering," said Barry Sholem, a partner in MSD Partners, who also serves as the company's chairman of real estate, in a statement.

He provided no other details about MSD's plans for improving the club.

The purchase price wasn't disclosed by the buyers or sellers. A recorded deed, however, shows the club sold for $16.625 million.

MSD's other investments include the Four Seasons Resort Maui at Wailea and the Four Seasons Resort Hualalai in Hawaii, the Fairmont Miramar in Santa Monica, and The Boca Raton Resort & Club in Palm Beach County, on Florida's east coast.

Together, MSD Capital and MSD Partners manage more than $22 billion in assets. Their investments in real estate now total about $7.9 billion.

Last week, Collier Enterprises also sold its Old Collier Golf Club, including its18-hole championship golf course.

Naples resident and businessman David Hoffmann announced his purchase of the golf club Friday, the same day he bought it through the Hoffmann Family of Cos., which has snatched up a dizzying number of local enterprises in recent years, including the Hertz Arena, the Florida Everblades hockey team, Naples Princess Cruises and Naples Transportation & Tours.

Hoffmann, a member of the exclusive, by-invitation-only golf club, didn't disclose how much he paid for the property. A deed had yet to be recorded on Wednesday.

He described both properties as "once-in-a-lifetime" asset purchases.

In an emailed statement last week, Patrick Utter, a senior vice president for Collier Enterprises, said: "Collier Enterprises is proud of the stellar reputation established at The Old Collier Golf Club and Hamilton Harbor Yacht Club over their storied histories. Our company wishes the members and new owners all the best going forward, as we continue to focus on our network of business entities and endeavors."

As for the Naples Beach Hotel project, it still sits in a holding pattern.

A legal challenge brought by a neighbor within days of a planned closing on the 125-acre property has held up the sale for months.

Naples resident Gregory Myers sued the current owners and the buyers in Collier Circuit Court in late May.

Based on publicly recorded plats and easements, he asserts in his lawsuit that he has an interest in the land, although he doesn't technically own any of it.

With that interest, Myers argues he should have more power to determine what becomes of the property that sits so close to his home. He's not happy about the plans for it.

In partnership with MSD, the Athens Group plans to raze the beach hotel and build a five-star 220-room resort with "best-in-class" residential condos along both sides of Gulf Shore Boulevard North. In April, the developers confirmed that they had signed a letter of intent with Four Seasons to operate the smaller, but more upscale resort that will replace the storied waterfront hotel that opened in 1946.

The Watkins family, longtime owners of the property, recently filed a motion for summary judgment in the Myers case.

In the motion, Naples attorney Jeffrey Fridkin, who represents the Watkinses, argues  Myers "cannot show any fact, or any lawful authority, to support his essential contention" that he has rights "over, across or upon" the resort property.

The next hearing in the case is scheduled for Oct. 29.

The 117,000-square-foot boat house will contain 325 dry slips and is built withstand 150-mile-per-hour winds. The building will accommodate vessels up to 50 feet long and will include a private yacht club and ship store. Designed by GCM Contracting Solutions, the boat house will be made of non-combustible and fire resistant materials.

This marina does not require a credit card to hold the slip or any type of deposit. As a courtesy please notify the marina if you need to cancel your reservation at least 24 hours in advance.

Tech billionaire Michael S. Dell’s MSD Partners purchased the exclusive Hamilton Harbor Yacht Club in Naples for $16.625 million on Sept. 27. The seller was Collier Enterprises Inc., a Naples-based real estate investment and development firm that also sold its Old Collier Golf Club last week to Hoffmann Family of Companies for $45.333 million, the recorded deeds show.

Dell is the founder, chairman and CEO of Dell Technologies computer IT  company and also the money behind The Athens Group’s redevelopment of the Naples Beach Hotel & Golf Club, which closed in May and is proposed as the future home of a Four Seasons resort. Dell’s MSD Partners and MSD Capital control a luxury portfolio that includes the Boca Raton Resort & Club purchased two years ago. MSD, which has offices in New York, California and West Palm Beach, is a private investment firm established in 1998 to exclusively manage the assets of Michael Dell and his family.

Hamilton Harbor Yacht Club is tucked away in a protected harbor off Naples Bay on 28.38 acres at the southern tip of the city of Naples near Naples Botanical Garden, Rookery Bay National Estuarine Research Reserve, Gordon Pass and Keewaydin Island. Developed by Collier Enterprises in 2008, the private club has 25 floating wet slips and an advanced boat storage facility that can hold as many as 325 boats. Its Old Florida-style clubhouse with full-service restaurant and bar.

In an emailed statement, MSD says everything is “business as usual” for now.

Patrick Utter, senior vice president of Collier Enterprises, the club’s seller, confirmed the ownership change. “Collier Enterprises is proud of the stellar reputation established at The Old Collier Golf Club and Hamilton Harbor Yacht Club over their storied histories. Our company wishes the members and new owners all the best going forward, as we continue to focus on our network of business entities and endeavors.”

Hoffmann made an initial offer to buy the yacht club but backed out of the deal before purchasing the 18-hole championship golf club days later in North Naples. Situated along the Cocohatchee River, west of U.S. 41, the property originally was purchased for $7,299,000 in December 1998 by the Old Collier Golf Club Inc., an affiliate of Collier Enterprises.

The Hamilton Harbor marina property, 7065 Hamilton Ave., had last sold for $350,000 in July 1999, county property records show.

Open to the public, the fuel dock is equipped with a 100-foot floating dock and a professional staff dedicated to providing quality service and provisions.  Our recently deepened access channel can accommodate larger boats and our protected marina basin ensures you can always dock your boat with ease. Hamilton Harbor Yacht Club Members receive a 10% fuel discount and the option to have club staff fuel their boat for them. The Hamilton Harbor Fuel Dock is the closest fuel service to Gordon Pass…just look for the lighthouse!

I was there as part of a group attending as winners of a charity auction. The location is wonderful, food excellent and the service, friendly and very professional! If you are looking for something out of the ordinary and within reach, this is a must for consideration!

Great atmosphere. Service in the restaurant was wonderful. Small wine list but very good selection (including 2008 Sassicaia and Rubicon Rutherford). Had the oysters and tempura shrimp. Yum!
