'It looks terrific': Popular Cape Coral waterfront restaurant reopens with upgrades

cape coral yacht club restaurant

The Boathouse Tiki Bar & Grill reopened July 10, much to the delight of Cape Coral residents and visitors alike.

“So many people care about the Boathouse,” said co-owner Zak Kearns of the Kearns Restaurant Group . “And we’ve made it an even more enjoyable experience.”

The open-air tiki bar and grill overlooking the Caloosahatchee River had been closed since Hurricane Ian tore through Southwest Florida on Sept. 28. It’s the first thing to reopen at the Cape Coral Yacht Club since that day.

“We had to redo everything on the property,” said Kearns of the restaurant, which originally opened in the old KC’s Riverstop space in 2014. “Flooding wiped it all out. We had to completely rebuild the tiki hut. It completely collapsed.”

The final result is what Kearns calls “a grown-up version of the Boathouse ” pre-hurricane.

That tiki, for example, has been expanded. Before the rebuild, only part of the upper deck was covered.

“We are fully covered now,” Kearns said. “It’s a big upgrade. It’s completely new.”

New features, upgrades made to open-air restaurant

And the upgrades don’t stop there.

“There are cool new features,” Kearns said. “We reimagined the bar design. We built high tops off the railings. We put back a better seating area with built-in tables. It looks terrific.”

Seating capacity is just under 300 and there’s plenty of parking, according to Kearns.

“The parking is as it was before,” he said. “With all the amenities of the Yacht Club currently closed, parking will not be an issue.”

Boathouse burgers, 32-ounce drink buckets are back

Changes to the menu, meanwhile, were held to a minimum.

“We’ve done a few upgrades, a few additions,” Kearns said. “We didn’t want to change much. At the core, it’s the same Boathouse menu everyone has come to enjoy over the years.”

This includes the best-selling Boathouse burger — a signature half-pound grilled Angus burger with lettuce, tomato, onion and cheese.

“A lot of people come by for appetizers, to have some drinks,” Kearns said. “But the burger is the No. 1 seller. We sell thousands of those a week.”

The fried baskets — with grouper, shrimp, mahi-mahi, chicken tenders, scallops or a seafood combo — are also top sellers.

Starters, soups, salads, tacos and sandwiches — ranging from Cuban, pulled pork and chicken bacon wraps to lamb gyros and Philly quesadillas — are offered along with a kids menu and seafood-focused entrees.

“We didn’t want to relaunch a new menu,” Kearns said. “We stuck to what we’re good at and made it a little better.”

All the customer-favorite island drinks are back, including Mai Tais, sangria, margaritas, bloody Marys, the dark-rum base painkiller and the award-winning Liki Tiki with Bacardi Limon and pineapple, blue curacao, pineapple juice, sweet & sour and Sprite. All island drinks can be served in 32-ounce souvenir buckets.

“The buckets are a staple on our drink menu,” Kearns said. “Those are popular.”

A third Boathouse is on the way

Of all the Kearns Restaurant Group’s Lee County locations ― Ford’s Garage (Fort Myers, Cape Coral and Estero), Capone’s, Cabos Cantina, The Lodge, downtown Social House, Izzy’s , Firestone Grill and Boathouse (in Cape Coral and east Fort Myers) ― the Cape Boathouse is the busiest.

“It does over $12 million a year in sales,” Kearns said. “For its size, that’s tremendous.”

'It's so surreal': Popular Fort Myers Beach restaurant won't reopen, land put up for sale

The Fort Myers Boathouse is the second busiest for the group.

“And that one is three times the size,” Kearns said. “It has a pool and is like a resort.”

Fans of the Boathouse will be happy to hear another local location is in the works.

Kearns couldn’t say too much since it’s still being negotiated.

“I can say we are actively pursuing a third location,” he said. “It will be a retrofit. I hope to have answers in 90 days.”

Sunsets and staff are back

In the meantime, the Cape Boathouse is open every day from 8 a.m. to 10 p.m. for breakfast, lunch and dinner and will feature live entertainment. For those arriving by boat, the fuel dock is open from 7 a.m. to 7 p.m. daily.

Returning customers will notice some familiar faces.

“What I take pride in is that we retained 65 to 70 percent of our staff,” Kearns said. “Some went to another restaurant of ours. A lot are coming back. Some have been there from day one. That to me is a really nice thing to see.”

And of course, the breathtaking sunsets will still be there.

“The biggest feature is our location,” Kearns said. “We have the best sunset view in the Cape hands down.

“And who doesn’t love a tiki bar on the water?”

Boathouse Tiki Bar & Grill

Boathouse Tiki Bar & Grill

RESTAURANTS March 6, 2023 admin

Catching a sunset at the Boathouse Tiki Bar & Grill is a Cape Coral tradition for visitors and residents alike. It’s the only spot in the Cape offering an unobstructed waterfront view of Southwest Florida’s brilliant sunsets. “The jewel of Cape Coral” is how the casual, al fresco restaurant and bar is referred to by Zak Kearns, vice president of Kearns Restaurant Group.

The Kearns Restaurant Group and McGuigan Restaurant Concepts opened the Boathouse on property that is part of Yacht Club Community Park in May 2014. Located on the shores of the Caloosahatchee River, the restaurant is situated on the only beach in Cape Coral. You can get a cold drink and a hot sandwich while your toes are in the sand.

Originally, the restaurant concept was a waterside outpost for the restaurant group’s wildly popular Ford’s Garage. The burger-driven restaurant that originated on First Street in downtown Fort Myers has since expanded to some two dozen locations nationwide.

While burgers are always good at the beach, this restaurant has more of an island tiki vibe. So, the menu evolved, and the Boathouse found an identity all its own, featuring lots of seafood, such as a blackened filet of mahi-mahi in a pineapple rum glaze.

Fried seafood baskets are one of the top sellers. Guests can choose from lightly battered and fried scallops, shrimp, chicken tenders, mahi-mahi fingers and grouper, or try a combination.

Grouper Bites are a signature dish. Nuggets of the local fish are fried until golden and served with curly fries. They also come as an appetizer, perfect for sharing. Made in a similar preparation are Florida Gator Bites . The crisp yet tender morsels of meat come with a house-made Everglades dipping sauce. And the rumors are true; the taste is quite like chicken.

Burgers may not dominate, but they still have a prominent spot on the menu. The Famous Boathouse Burger is another staple. The half pound of Angus beef is simply grilled and served with fresh basics such as lettuce, tomato, onion and cheese. For an extra treat, add applewood smoked bacon. In addition to this classic, there is a South-Western Burger , served with BBQ sauce. And for those who like a little spice, the Jalapeño Bacon Cheeseburger is the ticket.

Of all the items on the menu, it’s the Key West-inspired Authentic Cuban Sandwich that continues to get the lion’s share of attention. People come searching for the savory sandwich after seeing it featured on the Travel Channel show Food Paradise. Besides being layered with ham and pulled pork, this gets an additional burst of flavor thanks to slices of pepperoni.

Following Hurricane Ian, the neighboring yacht club is still closed and undergoing a massive overhaul. The boat docks are also being repaired. At press time, the Boathouse was still completing hurricane repairs and renovations. However, Kearns was on target for opening at the beginning of March and says the space will be better than ever.

The restaurant’s famous tiki huts were destroyed by the storm. But their original builders, the Seminole Indians, came quickly to the rescue. They not only rebuilt them, Kearns says they were made “bigger, better, and stronger than ever.”

More rail seating has also been added, offering great views of the water and beach. Seating is first come, first served at the lively bar where headturning, 32-ounce bucket cocktails are mixed. You can get almost any of the signature cocktails bucket-sized, then keep the container as a souvenir. The Liki Tiki is an award-winning mix of lemon and pineapple flavored rums, blue curacao, pineapple juice, sweet and sour mix and Sprite. Warning, it goes down easy on a hot day.

Tropic Like It’s Hot is more than a clever play on words. It’s a refreshing favorite with lime rum, watermelon liqueur, simple syrup and soda. You can’t have an open-air tiki bar on the water without frozen libations, and the Boathouse does not disappoint. Think piña coladas, daiquiris and hurricanes, to name a few.

The Boathouse does such big business for lunch and dinner, many people forget, or perhaps don’t even know that it is also open for breakfast. A great place for boaters to grab a breakfast sandwich to-go, the menu is also full of morning classics, including omelets, biscuits smothered in southern gravy, breakfast burritos, bagels and more.

Texas French Toast is a favorite. Thick pieces of bread are egg-battered and cooked until crisp on the outside and soft in the middle. Topped with maple syrup, butter and powdered sugar, it’s sweet perfection. There is even an Early Riser Happy Hour with drink discounts on breakfast cocktails such as mimosas and bloody marys from 8 to 11 a.m.

Whether you are on a date or with your family, you are more than likely to find just what you’re looking for – from food to ambiance – at the Boathouse.

The Boathouse Tiki Bar & Grill is located at 5819 Driftwood Parkway in Cape Coral. By boat, it’s at Marker 78, or where the Flamingo Canal empties into the Caloosahatchee River. The restaurant is open seven days a week from 8 a.m. to 9:30 p.m. Breakfast is from 8 to 10 a.m., with Last Call from 10 to 10:30 a.m. Private parties can be accommodated. Call-ahead seating is available. For more information, call 239-945-2628 or visit TheBoathouseUSA. com. The Boathouse has a second location in east Fort Myers, located at 17101 FL-31.

The Boathouse Tiki Bar and Grill

The Boathouse serves up the freshest seafood with waterfront dining at Cape Coral's Yacht Club Beach!

Located where KC's Riverstop used to be, this tiki bar and grill has expanded the space and changed the menu.

Boathouse Tiki Bar and Grill has the same owners as the popular Ford's Garage.

I went with a group of friends one evening just as the rain stopped.  There was a beautiful rainbow ...... and it looked like it ended right at the Boat House!  I would say it's true that there's treasure at the end of a rainbow, because we had such a good time.

cape coral restaurants

The food was delicious, you can't beat the views, and the servers were friendly and accommodating.

All dining is outdoors with high tops, regular tables and bar seating.  Some of the seating is under the cover of 2 huge tiki huts and some of it is out in the open at tables that have umbrellas.

There are 2 bars, one at either end of the restaurant.  No matter where you sit though, you'll love the water views of the Caloosahatchee River.

the boathouse

You'll find appetizers, soups, salads, seafood baskets, sandwiches, burgers, and paninis.   Prices for entrees range from $8.95-$19.95.

I got the Mahi Mahi Tacos, served in a basket that I thought was just the right portion size.

boat house

Members of my group gave thumbs up to the Pulled Pork, Caribbean Chicken Salad, and Mahi Mahi Sandwich.

You can also catch your own fish from the nearby pier ........ and Boathouse will cook it for you!

They have a place to gas up your boat and to dock on the side of the restaurant if you're out fishing or boating.

boathouse tiki bar and grill

The bar serves signature and classic cocktails; draft, canned, and seasonal craft beers; red and white wines.

Two of their desserts looked intriguing .......... Key Lime Pie on a Stick and Orange Blossom Pie.   I tried the Key Lime Pie and it was pretty amazing!

Go for breakfast, they are open daily from 8AM-10PM.   Plans are in the works to open a snack cart right on the beach.

Park for free at the beach or pay a little extra for valet parking close to the restaurant.  By the way, you'll love the sunsets!

Highest-rated seafood restaurants in Cape Coral by diners

Whether you've waited in line for soft-shell crabs in the Chesapeake Bay or savored sushi in New York City, you know there's something special about finding the right spot to enjoy seafood. From ceviche to grilled salmon and towers of shellfish, the top-rated seafood restaurants in the United States serve up mouthwatering dishes across diverse cuisines like Japanese, Latin American, and Mediterranean to suit every palate.

Of course, certain areas of the country are known for particular delicacies. California's proximity to the Pacific Ocean, for example, makes it one of the best states for seafood. The Los Angeles area serves up everything from caviar to Santa Barbara spot prawns while San Francisco is a mecca for fish tacos, ceviche, and sushi. Further north, Seattle is legendary for its shellfish, showcased at the famed fish counter at Pike Place Market.

While Chicago may be best known as a pizza capital, many flock to the city for its king crab dishes; a bit further south and east, you have Miami and its sought-after stone crab season. Southern locales like New Orleans boast fresh crawfish from the Gulf of Mexico and the two noncontiguous states have their own signature offerings, too: Alaska is known for its pollock and salmon, while Hawai'i is known for its poke.

Dining at a seafood restaurant can be one of the most memorable parts of your trip to a new city or offer comfort food in your own hometown. To celebrate the best options near you, Stacker used insights from Yelp to compile a list of the highest-rated seafood restaurants in Cape Coral.

Businesses were selected using Yelp's ranking system, which calculates an adjusted rating value that takes into account the number of ratings as well as the rating score itself. Only restaurants with at least 10 reviews were considered. In an effort to highlight independent restaurants and local chains, those with more than five locations nationally, based on the Yelp data, were not included. Data is as of June 14, 2024.

Keep reading to discover your highest-rated local seafood restaurants for your next special meal out!

Satellite imagery shows Lake Okeechobee is about half covered with algae bloom

Portrait of Chad Gillis

Summer is blue-green algae season, and the potentially toxic mess is starting to show up in various places around south Florida and in the Lake Okeechobee system.

From the heart of the Everglades to Cape Coral canals, blue-green algae is being reported in typical locations and at moderate levels, but water advocates are concerned the bloom could grow into a damaging event.

Blue-green algae can turn toxic and take over the Fort Myers-Cape Coral region, as it did in the summer of 2018.

"There are both freshwater and brackish blooms to be found, but most of what I've seen popping up are in the tidal canals in Southeast Cape (Coral)," said Calusa Waterkeeper volunteer Jason Pim, who lives in Cape Coral. "Is it local rainfall and stormwater runoff or just the hot, long, still days triggering all the nutrients?"

More: Florida asks feds to let more than 1,000 permits slide after judge rules process illegal

The Florida Department of Environmental Protection said on July 2 that approximately 50% of Lake Okeechobee's surface showed bloom conditions.

That DEP report is typically issued weekly, but no report was available for July 9 as of Friday afternoon.

Bloom conditions becoming typical on Okeechobee

Col. James Booth, commander of the U.S. Army Corps of Engineers' Jacksonville office, said Friday that bloom conditions were present in various parts of the lake.

"There's quite a bit of bloom activity on the lake and that's pretty typical for the last few years for this time of year," Booth said. "I think it's north of 400 square miles of algal potential on the lake, and you can see that green from the satellite imagery level."

Booth, who is retiring later this month, said conditions are bad in the Port Myakka area but that the west side, where the Caloosahatchee River is connected, has been relatively free of algae.

"We're seeing much lower levels of surface scum along our Caloosahatchee structures, but at S77 (a gated spillway where the lake connects to the river) it's been pretty clear and we're not seeing bloom conditions," Booth said.

Booth said the agency is targeting a release that will equate to 2,000 cubic feet per second of flow as measured at the W.P. Franklin Lock and Dam in Alva.

More: Will sargassum wreak havoc on SWFL beaches this summer?

The Army Corps often targets a flow of 2,000 cubic feet per second at that structure as it's within the safe threshold for the downstream estuary.

Since 2008, the Army Corps has used what is called the Lake Okeechobee Regulation Schedule, or LORS, to keep the surface of Lake Okeechobee between 12.5 and 15.5 feet above sea level.

The Army Corps is expecting a step called a "record of decision" on a new schedule, called the Lake Okeechobee System Operating Manual, or LOSOM, which will likely take effect in late August.

Pim said summer blooms are part of a pattern that has held strong in recent years.

"I've documented (bloom conditions) in Cape Coral canals from the Midpoint Bridge to the Yacht Club around June 15 for three consecutive years now," he said. "In the tidal canals and in North Fort Myers and the Cape, it always seems to be flashing green from July 4 on."

Cape Coral growth mushrooming. Here are 11 game-changing developments coming to the city.

Long-awaited developments including the much anticipated Seven Islands project are finally making headway in Cape Coral.

The 13th annual real estate show, Catch The Vision, showed a glimpse of the city's future developments, new housing, restaurants, and commercial projects.

Gloria Tate , event organizer and owner of Raso Realty, and Bill Johnson Jr., executive director at The Horizon Foundation, hosted the event Monday night.

Last year's program showcased the likes of Nor-Tech Hi-Performance Boats, Mellow Mushroom, and unveiled Red Fish Point.

Johnson said the event reflects the changing nature of Cape Coral itself as commercial projects become the main highlights.

"We're focusing more on bringing more commercial projects," Johnson said. "The ability for our residents to have all the amenities here in Cape Coral and not having to go across the bridge."

Cape Coral has a population of more than 200,000 and is estimated to get more than 100,000 new residents by 2050, for a total population of 318,503.

He's especially excited about the Seven Islands project, which he said will transform the city into a "whole destination."

"We will have a little something to do in each quadrant of the city," Johnson said. "Having amenities to where you can go downtown Cape Coral, but you don't have to anymore."

Here's what developments were highlighted:

Seven Islands/Gulf Gateway Resort and Marina Village

Seven Islands, now renamed Gulf Gateway Resort and Marina Village, is a mixed-use waterfront development of 995 residential units, commercial and retail, a 240-room hotel, restaurants, a public marina, a community center, and more on 47 acres along Old Burnt Store Road North.

"Anyone who is living in that area already will have multiple different options to go visit, dining, events," said Peter Baytarian, founding and managing partner of Forest Development, which is a team of real estate development professionals. "It's going to be a real attraction."

Forest Development is the manager of Gulf Gateway Resort and Marina and will seek variances in their development, to deviate from standard zoning, for seawalls to ensure the protection of the mangroves in the area.

The project's designs are in the final development stages and are expected to go before the council within the next 30 to 60 days, then a planning and zoning meeting, and back before the council for approval.

"Even though their zoning doesn't work for the seawall, we went ahead and developed the plan, (the city) approved it, and we went into permitting," said Sam Bauer, senior vice president of development at Forest Development. "So we are really ahead of the game."

Work cannot begin until the permits from the Army Corps of Engineers and the Florida Department of Environmental Protection are approved, and the developers anticipate a groundbreaking between 1 year and 6 months to 2 years from now.

Cape Christian

Cory Demel, the lead pastor for Cape Christian, hosts the event but also announced an expansion.

"We here at Cape Christian are a microcosm of what's happening in Cape Coral in that we have growth problems, we are growing faster than what we know what to do with," Demel said. "You are never going to find a place that's free of problems, but I think you can agree that ours are good ones because they are growth problems.

The church will break ground on a 1,300-seat auditorium that will be used for weekend services, but also by schools, cities, and different organizations.

Demel said there's a deficit for large meeting spaces in the city, so he's excited that the entire city can benefit from this project.

Paraiso at North Cape Coral

Paraiso, or Paradise, at North Cape, is a commercial plaza offering executive offices, retail stores, and restaurants with a water lookout.

The 5-acre project will be in northeast Cape Coral at 2601 Del Prado Blvd. N.

"Passing by that area, we noticed that there was a lot of residential housing and not that many plazas," said Dario Peretti with The Silver Group, a home builder group. "We are trying to make this a paradise in that area."

It's described as modern and family-friendly and will help elevate the community in northeast Cape Coral.

It will be groundbreaking in the next few months, with a plan to finish within a year, possibly by 2025.

Victory Park

Victory Park , a 138-acre life science campus in northeast Cape Coral, will include a main medical office complex, hundreds of housing units, a hotel, and a multi-use path.

It is between Diplomat Parkway East, NE 24th Avenue, Littleton Road, and Corbett Road, next to the VA Clinic Cape Coral.

Blue Waters Development Group is in the permitting process as it waits to build a 126,000-square-foot medical office campus, 308 apartment units, 112 townhome units, and a 125-room Wyndham Garden hotel.

"This will be a class A medical office building, and the adjacency to the VA clinic is so crucial to this," said Frank Nader with Blue Water Development Group.

Pre-leasing for phase 1 is underway for the medical office building.

Civitas of Cape Coral is a 4.65-acre, affordable, workforce multifamily community with 96 units at 123 Civitas Court, near Pine Island Road.

Michael Allan, president of ReVital Development Group, said the first residential building will be completed in late April or early May.

"The rents are gonna range anywhere from the low side about $475 to just under $1,800 for a three-bedroom," Allan said. "There's different income brackets per unit."

The remaining two buildings will be completed shortly afterward with the full project being completed in late June or Early Jully.

Allan said the government at every level is involved in this project as it received $9.9 million from the CDGB disaster recovery fund, state-issued bonds for low-income housing tax credit, $1 million from Cape Coral, and $2 million from Lee County to offset the cost of construction.

Shops of Del Sol and Shops of Del Mar

Shops at Del Mar and Shops at Del Sol are multi-use shopping plazas  by TLD Developers , a developer in Aventura Florida.

They will be at 1019-1027 SW Pine Island Road, between Chiquita Boulevard and Santa Barbara Boulevard in Cape Coral.

"Del Sol is a little bit larger with 70,000 square feet of retail space, and Del Mar with about 30,000," Said Gaston Lulinski with TLD Developers.

They will bring restaurants, retail, medical, and recognizable brands and shopping with a sleek and modern design.

Lulinski said stores will begin opening in June 2025 in Del Mar, and June 2026 in Del Sol.

Cape Coral Grove

Cape Coral Grove is a "town center" project bringing more than 1,234 multi-family apartment units, two public parks, a hotel, and parking spaces.

The 131-acre parcel is next to Bubba's Roadhouse on Pine Island Road and will be 767,000 square feet.

Jim Zboril, president of L&L Development Group, said he expects to start construction in the next 90 days.

"We are very close with the city getting our permits for infrastructure," Zboril said.

He said the project will offer retail, restaurants, and offices, with a fitness and bowling center planned.

A 35-acre parcel at Pine Island Road and Veterans Parkway will bring a three-phased project with a 120-unit hotel, freestanding restaurant, and 10,000 square feet of retail.

Additionally, 600 apartments are planned in two phases.

"We hope that the project is able to create dozens of high-paying jobs because we focus on the hotel," said Ana Daniela Rodriguez, development manager at Gilbane Development Company. "It's something that Cape Coral really needs, there's very few hotels with high occupancy. We see a lot of need for more hotel rooms in the market."

The first phase, the commercial component, the hotel, restaurant, and retail space, is planned to be under construction at the end of this year.

Lake Shadroe

White Stone Developments, a Cape Coral-based real estate developer, is developing a 48-unit Airbnb vacation resort for the growing northwest part of Cape Coral.

"We are going to have amazing sunset views out over the water," Robert Knight, founder and CEO of White Stone. "We are just looking forward to adding a little bit to Cape Coral, to putting Cape Coral on the map for tourism."

The site is surrounded by residential areas and next to the city's Burnt Store Boat Ramp, a 4.5-acre boat launch facility that provides access to the North West Spreader canal.

Other amenities would include a waterfront restaurant, a gourmet café, a marina, a spa, and a cigar bar.

Plans for a mini marina will include 12 boat slips that will be rented out and reserved for different water-based activities like fishing and kayaking.

Knight said they are looking to break ground in May with a 16- to 18-month construction cycle for a late 2025 or early 2026 completion.

Lee Health and Bimini Square

CEO of Lee Health Dr. Larry Antonucci said the organization plans to invest more than $150 million in Cape Coral over the next few years.

"We are facing unprecedented growth here and as a result, we want to continue to grow to grow with the community as we have since 1996 when Cape Coral Hospital became part of the Lee Health family," Antonucci said.

Antonucci spoke on several plans for Cape Coral Hospital including adding fast-track rooms and observation beds to the emergency department, supplying more beds to have 34 beds in intensive care units, and the expansion of the dialysis program.

He also spoke on the shortage of providers saying that the recently begun internal medicine residency program at Cape Coral Hospital will bring 36 residents working and potentially staying there after the program ends.

"What we've learned is that about half of the doctors will stay where they do their residency training," Antonucci said. "We hope to retain many of those."

He also said he was excited about Bimini Square, which broke ground in October and will bring 47,000 square feet of medical space.

Bimini Square is a mixed-used development west of Four Freedoms Park that will include luxury apartments, a Deep Lagoon waterfront restaurant, and shops on three sites south of Cape Coral Parkway and west of Sunset Court.

The project consists of 13 parcels with five-story buildings on nearly 6 acre and includes a 25-slip transient boat dock, a parking garage, 500 spaces, and a commercial parking lot for the restaurant.

Medical office space compromises about 95% of the street floor frontage along Cape Coral Parkway.

"When we analyzed where the need was for outpatient ambulatory care, that lit up as the number one location," Antonucci said.

Lee Health is also planning a care center facility akin to the one at Coconut Point on Pine Island Road that would include an emergency department, physicians' offices, testing, a pharmacy, a lab, outpatient, surgery, and an observation area.

Additionally, a 13-acre parcel on Veterans Parkway will be developed into a comprehensive outpatient facility in the next few years.

The $103 million mixed-use project broke ground on Aug. 23, 2022, in downtown Cape Coral and will welcome its first resident in late summer.

The 3.9-acre site will have 19,000 square feet of retail, commercial, and office uses on the first floor, four restaurants, 327 luxury residential units, and a 611-space parking garage, with two floors reserved for the public.

Council to consider final design plans for the Cape Coral Yacht Club Wednesday

By staff | jul 15, 2024.

Renovation of the Cape Coral Yacht Club will move ahead if Cape Coral City Council approves the final design and construction documents at its Wednesday meeting.

This resolution, 194-24, authorizes a fourth amendment between the city and Kimly Horn and Associates at a not-to-exceed amount of $7,316,186.96.

The original contract, not to exceed $3,204,076 with a 5% contingency for additional services of $160,204 for a project cost of $3,364,280. The first amendment – not to exceed $773,072 was approved, the second amendment had no change in the projects amount, and the third amendment was not to exceed $129,708.

The fishing pier at the Yacht Club also is among Council’s agenda items. This resolution brings forth a sixth amendment for the final design, construction documents and construction services of the fish pier at a not-to-exceed amount of $386,161.30 to Kimley Horne and Associates. The current plan is to keep the pier at the same location and height as existing, but with new concrete pilings.

In June 2023, Council approved an amendment to resolution 152-23 “to design additional design phase services at the Cape Coral Yacht Club, which included the fuel tank replacement design, deconstruction preservation of the buildings and master plan update.

If all three are approved, the project total for this phase will be $12,011,506.14.

Also on the agenda:

• Resolution 223-24 which calls for additional soil testing and geotechnical engineering “related to the disturbance of the former landfill at the Lake Kennedy parking lot site,” at a cost not to exceed $42,097.88.

• A public hearing establishing the rates for water, wastewater, and irrigation services. The resolution would provide for the “first three years rate adjustments for all commodity and capacity rates to increase 11% per year other than the irrigation are set at $9.50 per month.”

Another charge is for site non-compliance for meter install changed from $269.28 to 50% of meter install fee chargeable only if the city installs within 10 days of meter install request.

The Council meeting will be held at 4:30 p.m. Wednesday, July 18, in City Council Chambers, 1015 Cultural Park Blvd. The meeting is open to the public.
