Seven residences where you can put your yacht

Dockominiums—condos with docks—were all the rage 15 years ago. Since then, the concept has evolved into more exclusive access for yacht owners. This second wave of upscale residences, which provide slip spaces to a homeowner’s or visitor’s private yachts, has grown across the US, Caribbean and Europe, now including marinas that accommodate superyachts. They range from little hideaway islands in the Bahamas to Miami-area neighborhoods to an exclusive island retreats, or a five-star resort with oceanfront mansions in untouched areas of the Dominican Republic. Here are seven of the world’s finest, offering the best possible form of pier pressure.

Casa de Campo — Dominican Republic

The Dominican Republic is often highlighted for its golfing facilities, but the Casa de Campo resort and villas place it squarely on the yachting map. No less than seven restaurants are joined by a yacht marina, equestrian center featuring polo, shooting course, shops and three private white-sand beaches. Serving the needs of both couples and large groups of friends, the island villas range from four to 10-bedroom accommodation, each with private butler service. Taking its inspiration from Mediterranean fishing villages, the yachting marina, prized for its proximity to the oceanfront properties, is especially sought after by sport fishermen who flock to the ocean playground. The Ritz-Carlton Maldives — Fari Islands

In the North Malé Atoll of the Maldives, just a 45-minute journey by speedboat or a 10-minute seaplane flight from Malé International Airport, are the Fari Islands. Fairhaven — Miami

Here's what you need to know about foregoing life on land for a house that floats.

Floating houses are frequently sold along with their slip, and in many ways sell like a typical house.

Waterfront property certainly has its appeal. Access to the river, lake or ocean can provide endless enjoyment, especially if you're a person who likes getting out on the water. But have you considered living on the water itself?

There are a few options for making your next home on a boat or along a dock, from houseboats to a yacht or sailboat to a more permanently fixed floating house. Here's what you need to know before buying a floating home or houseboat.

What Is a Floating House?

A floating home is most often used to describe a house on the water that doesn't have a motor or navigation system, commonly docked among other floating homes. The hull is often made of concrete. Because they're not mobile under their own power, floating homes typically stay in one place long term and are permanently attached to electrical, water and sewer lines.

Floating homes "essentially are barges that houses are built into," says Scott Collins, who serves as public relations co-chair with his partner, Arleen Ma, for Floating Homes Association Inc. in Sausalito, California. The association located in Richardson Bay, which is north of San Francisco , is made up of a community of roughly 400 floating homes.

What Is a Houseboat?

Houseboats often have a more house-like look than a sailboat or yacht, with a rectangular structure to maximize space indoors. The hull is more often made of fiberglass, steel or aluminum, and the motor and navigation systems mean a houseboat can travel on its own and be hooked up to side systems in a marina slip for access to power and water.

However, you're less likely to use a houseboat for day trips down the river or out onto the lake. Bill Drage, principal owner of houseboat manufacturing company East Coast Houseboats, says that most of his clients plan to keep their houseboat dockside at all times.

The size and shape of a houseboat makes it harder to direct than a yacht or sailboat – Drage says one client "said it was like moving a refrigerator across the water."

Other Boats as Residences

If you prefer the look of a more traditional boat to a houseboat or floating home, you can choose to live on just about anything you can afford as long as it's comfortable. Yachts, trawlers and some sailboats have enough space to live below deck.

If you're living on a powered boat or boathouse and primarily staying in a marina where you have a slip, know the marina's rules before claiming your boat as your permanent residence. Some marinas have a maximum number of nights allowed on board, while others are more amenable to full-time residents.

How to Buy a Floating Home or Houseboat

Floating homes are frequently sold along with their slip, and in many ways sell like a typical house. Real estate agents will list the property on the market like they would any home on land. In cities where floating house communities are established, you can often find floating home listings on Zillow, realtor.com or other consumer-facing real estate information sites.

However, a floating home cannot be purchased with a traditional mortgage . Floating home loans do exist and are more commonly offered by local banks and credit unions where floating home communities exist than a national bank or lender. Houseboat manufacturers, floating home builders and floating home communities can be a helpful resource for researching your loan options.

Financing a houseboat is the same as financing any other kind of boat, and it is considered a personal property loan.

If you're looking for a houseboat or another type of boat you can convert into your new home, websites for boat sales, houseboat and boat manufacturers and boat dealers are the best places to go.

How Much Does It Cost To Buy a Floating House or Houseboat?

Like with buying a house, floating homes and houseboats vary widely in cost to buy one. For a new houseboat from East Coast Houseboats, Drage says the range starts with a one-bedroom, 22-foot houseboat that starts under $90,000. At the higher end of the spectrum, a two-story houseboat that's 50 feet long and 16 feet wide goes for around $350,000.

Existing floating homes and houseboats on the market can be less than $100,000 and reach $1 million, depending on size, style, condition and location. If a slip comes included, you can naturally expect to pay more.

Floating Houses Have Additional Fees

Don't forget to factor in the monthly cost of keeping a slip or berth on the dock. Collins and Ma report berth fees to be a part of the Floating Homes Association in Richardson Bay can be hefty. "They can be expensive – they're over $1,000 a month. But the property taxes are not set up on the land, only on the dwelling. So your property taxes are less, but your berth fee is more," Collins says.

If you're living in a marina that isn't an established residential community, you may not be required to pay property taxes at all. Be sure to inquire with the marina as you calculate your bottom line.

What to Know About Maintaining a Floating House Houseboat

The amount of maintenance you'll find on a floating home or houseboat is similar to what you'll find in most homes, though how you maintain it may be a bit different.

When it comes to systems that don't operate exactly the same as a home on land, a person with experience working on floating houses is ideal. "Plumbing and electrical and painting – you really should have someone that specializes (in doing the work)," Collins says. In a floating home community, you're likely to find that those specialists are your neighbors.

With so much exposure to water, expect a bit more rust and warping as a result. "Wood and metal deteriorate literally in front of your eyes," Collins says.

Phyllis and Guy Biederman have been residents of Floating Homes Association Inc. on Richardson Bay for about nine years, and they note that regular maintenance issues would be most closely in tune with having a seaside home, because of the similar levels of exposure to salt water and weather coming off the water.

Because many floating homes have a concrete hull, it's important to check on the hull's condition and be diligent to repair any cracks that form. "It would be kind of like having a cracked foundation," says Guy Biederman, who teaches creative writing.

"Except houseboats can sink," adds Phyllis Biederman, a nurse.

Tips for Living on the Water

Here are a few additional tips to keep in mind before you forego life on land for a floating home or houseboat:

Get to know the neighbors. Especially if you're living in a community of houseboats or floating homes, you're likely to recognize your neighbors quickly, and even more likely to become close.

"The minute we moved here we received welcome gifts like flowers, cookies, books," Ma says of the Floating Homes Association community. "I thought, 'This would never happen in the city.'"

Less is more. Like with living in a tiny house, your storage on a floating home, houseboat or other kind of residence on the water will leave you with minimal storage space. To avoid the added cost of keeping a storage unit on land, get strict about how much you accumulate.

"Any time something comes into your house, something has to come out of your house," Collins says.

Prepare for plumbing inconvenience. Even if you're living dockside, plumbing on a floating home doesn't work the same as it does for a house on land – a pump that uses electricity is a key part of getting waste out of a holding tank that's part of your home and to the line that goes to the sewer.

"If the power goes out, which it can do quite a bit in the winter, you don't flush your toilet and you don't use your water," Guy Biederman says.

Try it out first. Life in a floating home isn't for everyone. Make sure it's a good fit by visiting friends who live on the water or sign up for a tour of a floating home community. Additionally, Drage says about 80% of his clientele right now are people purchasing houseboats to use as short-term rentals through services like Airbnb or VRBO, which can be an easy opportunity to try out dockside life for a couple nights – or even a couple weeks.

Situated on the coveted South Beach waterfront in Miami (or wherever you decide to dock it) is a unique property that sits just off the bustling shoreline. Marus Koller, co-founder of House Yacht Living, LLC, takes us through this amphibious home dubbed The Arkup, now on the market for $5.5M. This floating home begs the question, is it a villa or a Yacht? “Well, you can certainly call it a house yacht,” explains Koller, “... we call it a floating villa, but it is truly the first livable luxury sustainable yacht in the world which is independent of electricity and water.” Between the rooftop solar panels and the 182-kilowatt battery packs, this home/yacht hybrid is completely self-sustaining no matter where you’ve decided to travel.

Having a water-bound home naturally runs into issues when rough weather conditions roll down the coast. The Arkup has accommodated for these unexpected conditions with a built-in hydraulic system that raises the entire residence above the water’s surface. “I can push a button and we can right now go [up] about another 18 feet, which would truly help in the case of a hurricane. We also have hurricane impact windows that have been done by code up to 155 miles an hour,” says Koller.

With 4,350 square feet of living space, the buoyant mansion is far from the compact ship cabins you might expect on other house yachts. Sporting 4 bedrooms and 4.5 bathrooms, there is enough room for a family and to entertain guests. The outside living area is complete with a retractable deck and endless waterfront views. “The best part of it, when we drive it, we actually fold the side glasses down and the entire deck slides right into the hull,” explains Koller.

On the interior of the home sits an elegant chef-style kitchen flanked by floor-to-ceiling windows overlooking the ocean. The open concept allows for an organic flow of entertainment with an indoor-outdoor vibe. Luxury finishes and ample storage, including a built-in wine cellar, complete this dreamy kitchen.

Docks add value to a waterfront property by setting the location for your boat’s mooring point, a launching pad for swimming and diving, or an entertaining spot that you can share with family and friends.

How you plan to use your dock should be taken into consideration since there are different types of docks to choose from that vary in sizes, shapes, and styles.

Your property’s shorelines, state or local rules and regulations, installation and maintenance, and accessories should all be included in your considerations when looking getting or replacing a dock.

1. Floating Docks

Floating docks are among the most common types of docks that you will see. They are very convenient because they are able to be used in many different types of water.

As you can probably guess by the name, these floating docks simply float on the water. They are secured to the land but they don’t have a framework that sinks down to the bottom of the body of water.

Due to how these floating docks are designed, it is possible to use them in deeper waters. Other types of docks won’t be possible in waters that are too deep because it simply wouldn’t be practical to sink posts all the way to the bottom.

A good floating dock will allow you to have a docking solution no matter how deep your waters are. You will still need to make sure that the environment is right for this dock, though.

A floating dock shouldn’t be placed in waters that have rough waves. This will wind up destroying the dock if the waves are too high and could wind up damaging it even if they are just fairly high.

You will want to use a floating dock in mild waters or at least waters that don’t have extremely rough waves. As long as you exercise some caution, everything should be fine.

It should also be noted that floating docks can remain in the water during the winter months. It is recommended that you detach the dock from the shore and place it in a safe spot.

Sometimes people have a specific area of the water where they store the dock for the winter. It could be a small bay or another area where it will be protected.

2. Stationary Docks

Stationary docks are the opposite of the floating docks mentioned above. These docks are firmly attached to the bottom of the lake or whatever body of water your dock is in.

These types of docks are built at a fixed height and can be improved in many different ways. It isn’t uncommon for people to attach roofs to these docks and they even sometimes build certain amenities into them.

If you are going to try to make a stationary dock incredibly fancy, then you will want to be sure that the water levels are going to remain fairly stable. If the water levels were to rise significantly, then your dock would wind up being under the water.

Likewise, if the water levels sink downwards, your dock will wind up being way too high. This can prevent your boat from being able to use the dock and this is a big inconvenience.

Stationary docks are definitely best used in bodies of water that have fairly stable water levels. This allows you to be able to make full use of them without it being a big problem.

These types of docks can be built out of various different materials. Sometimes people build stationary docks out of wood and other times they might be built out of concrete.

As long as you are prepared for any eventuality and you know your waters very well, you should be able to have a good experience building a stationary dock. It will be a sturdy dock that will allow you to easily access the waters.

These types of docks are good for small boats and can even be great for larger ones as long as they are built properly. Your waterfront home needs a really nice dock and a stationary model may be your best bet.

3. Combination Docks

A combination dock is an interesting solution to many of the problems that were mentioned above. Both floating docks and stationary docks have their weaknesses.

Floating docks aren’t always the most convenient but they aren’t as negatively impacted by fluctuating water levels. Stationary docks can be excellent but high or low water levels can render them useless.

The solution to your problems may be to go ahead and build a combination dock. It essentially combines a stationary dock with a part of the dock that is floating.

You’ll be able to use both of these parts to their full potential rather easily. As long as you are prepared to build things properly, this solution can wind up being preferable to simply having one or the other.

If the water levels rise too high, then you will at least be able to access the floating section of the dock. Most of the time, you will likely want to use the stationary dock due to its higher utility.

Having options makes it so that you will always be able to access the water. It’s a way to counteract certain inconveniences that can pop up.

You will be building a stationary dock just as you normally would. Then a floating dock is simply attached to the stationary dock to act as a secondary measure.

There are many different design styles for people to about making combination docks but this is a simple explanation of how you can approach it. Determine whether or not this dock idea is going to be right for your waterfront home before moving forward.

4. Lift-up Docks

Lift-up docks are an interesting type of dock that stands up on legs. This is a dock that people turn to when they live on a lake that has a lot of ice during the winter.

If the ice on your lake winds up creeping very high, then you need a dock option that can stay safe. A normal dock would encounter problems when ice approaches the shoreline so you’ll need something that can solve this problem.

The lift-up dock solves this problem by being able to lift up high into the air. This type of dock is hooked up to a winch. The winch is capable of lifting the dock up and lowering it back down.

You can lift the dock up when you need to and this can act to keep it safe from the ice. It’s a very convenient option for those who have waterfront property in colder areas.

Most people decide to remove the decking on their lift-up docks for the wintertime as well. There are those who leave it on but taking it off can reduce the problems that come from snow building up on it.

Luckily, removing the decking shouldn’t be too arduous. You’ll be able to lift your deck and keep things safe without it being a big hassle.

This is another dock type that requires the bottom of the body of water to be firm. You need to be able to secure this dock properly in order for it to work well.

Docks that stand up on legs need to have the proper support. If your property isn’t going to work well for this type of dock, then you will need to look into other options that are better suited to your needs.

5. Pipe Docks

Pipe docks are another type of dock that stands on legs. The legs of these types of docks are usually built using aluminum. An aluminum frame is going to be able to provide the necessary strength to build a very sturdy dock.

On top of this, pipe docks are actually one of the most cost-effective solutions that you will be able to take advantage of.

These docks are very affordable to build and it won’t be too difficult either. You will need to make sure that your situation is right for this dock before proceeding, though.

Firstly, the bottom of the lake or another type of body of water is going to need to be sturdy. In order for the dock to stand properly, it needs to be positioned on the firm ground.

Pipe docks also work better with stable water levels. If your body of water stays at a fairly consistent level throughout the season, then this type of dock is going to work well for you.

You will be able to build one at a very inexpensive price and will love how easy it is to use. This makes it possible to build a high-quality dock without having to break the bank.

You will need to remove the dock during the autumn at some point in time. These docks can become damaged by ice so it is important to remove them for the season to keep things safe.

The decking used to build your pipe dock should be easily removable so this shouldn’t be a big issue. It will be easy to put it back up again when the season changes and you’ll see that it isn’t a problem.

6. Wheel-in Docks

Wheel-in docks are very similar to the pipe docks mentioned above. The difference is that there are wheels attached to the dock so that you can transport it in a little bit more easily.

With the wheels attached to the dock, you are going to be able to move it around as necessary. You can wheel the dock out into the deeper sections of the water whenever you need to do so.

Wheeling the dock back in shouldn’t be too tough either. You can make use of this dock a lot more easily than many other standard docks. It allows you to be a bit more versatile with how you are approaching your dock situation.

There may be times where you will want your dock to be further out into the water so having it come with a bit of extra mobility is a good thing.

Of course, this dock is going to have the same limitations as a pipe dock since it is so similar. It will need to be placed on a body of water that has firm ground.

Most people use these types of docks in lakes that are firm enough to provide the proper support. If your body of water doesn’t fit the bill, then you are likely going to be better off using a floating dock or another option.

Despite the convenience of these wheel-in docks, they aren’t really all that expensive. Much as with the pipe dock, this is going to be one of the more affordable options that are available to you.

When you want a dock for your waterfront property, it is sometimes necessary to go with the best deal that you can get. You will be able to buy one of these docks at a very reasonable price so you will want to get it so long as it matches up well with your situation.

7. Permanent Docks

Permanent docks are going to be a good option for anyone who doesn’t want to have to fuss with a dock once it is built. These docks are designed to remain permanently and they will be able to stand the test of time.

This sounds like a great thing and for many people, it absolutely can be. Permanent docks will not be well suited to every situation, though.

Docks such as this have excellent stability due to how they are constructed. Most of the time, steel pilings are used to connect to the bottom of the body of water.

The frame is then built on top of the steel pilings. It is an incredibly sturdy option that will be able to be used effectively for many purposes.

The problem with this type of dock is that it isn’t going to be practical to build this everywhere. It will only work properly in certain bodies of water.

Aside from this, these docks can encounter problems when placed in areas that are very icy. If you live in a place that is quite wintry, then you may want to seek out a different option.

The ice can damage these types of docks during the winter months. It is best to avoid building this type of dock if you know that your lake is going to freeze over.

Also, permanent docks usually work best in bodies of water that have stable water levels. If things tend to fluctuate a lot where you live, then it may not work out well.

8. Modular Plastic Dock

One of the simplest solutions to your dock needs is going to be to purchase a modular plastic dock. This dock is made out of a very durable plastic material and it is capable of floating.

It isn’t all that heavy but it is still very rugged despite its light weight. If you want to have a dock at your waterfront home, then this is going to be one of the most cost-effective ways for you to make it happen.

Buying one of these docks is very easy and it will act as a floating dock. It’s basically just a mass-produced version of a floating dock that is made out of plastic.

You might think that it would be low quality but this isn’t the case. The dock is able to stand up to regular use and can last for many years.

The weight capacity is usually a little low on these docks so they won’t be good for heavy-duty purposes. Even so, they can be excellent docks to own that will allow your children to play on the water. If this type of dock appeals to you, then you will be able to easily buy one and start making use of it.

B. Materials

Cedar is one of the best types of lumber that people use when making docks. The look of cedar is very popular and it can definitely make a dock stand out.

If you want your dock to look great while being very sturdy, then cedar is a really good choice. You should be able to get cedar boards that you can use for the project at a reasonable price too.

Your local hardware store will definitely have plenty of cedar boards that you can peruse. These boards can be stained if you wish to have the deck appear more vibrant.

Some people enjoy having their docks look a little more worn. It just comes down to personal preference when determining which type of look you would like to achieve.

Cutting cedar boards to build your dock shouldn’t be too tough. You’ll be able to build the dock that your waterfront property needs and it will look really nice.

Don’t be afraid to look for advice on how to build a dock if you aren’t experienced with this type of thing. The process is actually easier than you might think.

2. Aluminum

Aluminum is one of the common materials that people use for the legs of many docks. The legs need to be sturdy and so does the frame. You will find that metals such as aluminum can do an excellent job of giving a dock the stability that it needs to function well.

So long as the legs were sunk into the ground properly, it should be possible to use your new dock for a very long time.

It is possible to purchase posts and aluminum framing from many specialty retailers. You shouldn’t have an issue finding everything that you need to get the job done.

Simply ensure that you are buying the best materials possible so that your legs and frame will turn out great. This will give you a good docking experience and you will be glad that you went with an aluminum frame.

Steel is also used to make frames for docks. It can be very useful to sink steel pilings into the ground to act as legs for your dock, too.

It just depends on the type of dock that you are making. Everyone knows that steel is one of the most durable materials known to man.

When your dock is built using steel for the frame and legs, you will be able to be confident in it. The dock will be properly set up to stand the test of time.

Even harsh weather shouldn’t be a problem for a properly built dock made from steel. Just follow the best dock building plans that you can and things will turn out swimmingly.

4. PVC Decking

PVC decking is among the most common types of materials that people use to build many docks. This type of decking looks very nice while also being very durable.

If you want to build a dock that is going to look really good while being able to stand up to the elements, then this is going to be a smart choice. It is made to last and will definitely be able to provide you with a beautiful-looking deck.

People sometimes put this PVC decking over the top of concrete slabs. Sometimes concrete is used as a dock building material and it can make a good base.

It isn’t the most aesthetically pleasing material, though. PVC decking can really make a difference when you want things to look nice while remaining very functional.

Another advantage of this material is that the colors do not fade easily. This means that your PVC decking can remain vibrant even after going through several seasons.

It snaps together very easily and you will be able to use it without having a lot of know-how. This is a good solution to make use of when you need to build a dock.

5. Concrete

Concrete can make for a good base when you are building a dock. It likely isn’t the first material that you would think of when the word dock is brought up.

Even so, many of the sturdiest docks around have been built partially out of concrete. It is pretty common to see stationary docks that are built using concrete but they usually make use of other materials as well.

Typically, decking is placed over the top of a concrete frame. There are various ways that concrete is used to help make docks but it usually isn’t going to be part of the surface that people will use.

Smoother wooden planks or PVC decking is used for the surface that people will walk on. It is surprisingly easy to make use of this method so you will be able to use concrete as a base for your dock without having to worry about it being an eyesore.

Various types of plastic are used to make docks. Plastic is one of the most prevalent materials for just about everything in the world. Many things are made out of plastic and docks are no exception.

Floating docks often make use of plastic billets to stay afloat and there are many other examples of plastic being used for docks too.

Sometimes docks will be made using composite plastic materials. This type of plastic is very durable and inexpensive, making it a cost-effective solution to your problems.

It isn’t going to be the perfect material to use for everything but it certainly does have a place in the dock-making process. Modular plastic docks will be a very practical solution for many people who need inexpensive docks for their waterfront homes.

Boaters Were the First Airbnb’ers 

The best innovation ever for boaters and waterfront homeowners is here; the ability to search for privately-owned dockage worldwide using an online system similar to Airbnb for finding a slip for your boat. It’s called PierShare, and can you even imagine the benefits and the advantage this provides for boaters. In fact, it’s even better than the benefits of home sharing. 

For boat owners, sometimes finding dockage is not nearly as easy as travelers on land finding a hotel. Airbnb and other similar homesharing companies put people in touch with places to stay temporarily. 

Beneficial to boaters hesitant to anchor out; dock-to-dock jumps will open new cruising grounds to them. Also, for seasoned cruisers traversing busy areas, the ability to find temporary dockage will open areas previously precluded will allow them to plan voyages more easily.

The pros and cons are many, and in some cases, wildly different from the pros and cons for boaters. If you already understand the benefits and drawbacks, jump toward the end for a comparison of the five main listing options for renting private docks.

The Brilliance of Sharing Piers

Here’s where we get to the greatness; starting in the 1960’s, dockage in South Florida began to become dear as boat production increased rapidly with the addition of fiberglass construction. 

Boaters probably were the first “Airbnb’ers” as captains for decades have been knocking on doors inquiring about empty docks in areas where they would like to tie up. That’s definitely not been the case with land travelers! 

It’s very unlikely for someone to knock on a door and ask if someone has a spare bedroom for the night. Since the number of boats in production rose in the mid to late 1900’s, docks have been in high demand and boaters often do knock on doors and ask about slippage

Boaters already are more accustomed to this practice of sharing a property with the owner, so, the initial reluctance that travelers had for staying in the home of a “stranger” will not be an early hurdle to growth of sharing docks. Dock owners also are more used to the idea of someone borrowing their dock temporarily. 

Added that we’re talking about a place to tie up – not a more personal bed and bathroom – it’s less personal, and no house cleaning necessary!

Home Sharing Versus Dock Sharing

The main difference between home and pier sharing is that on land, a traveler or short-term visitor usually can find alternate accommodations in an immediate area. They can seek a hotel, a rental, or even try couch surfing. 

For boaters, until now, if space was not available in a marina; that left anchoring out, mooring, or going somewhere else. It’s not as easy as “any port in a storm” because boats have additional constraints – they need sufficient depth, clearance under bridges, distance for swing room in a crowded anchorage, and more.

These height/width/depth needs limit the number of places available for vessels to spend the night outside a marina. Proportionally, there are far fewer mooring-to-boat opportunities than hotel rooms-to-traveler. 

While anchoring out is far nicer than sleeping in your car, there are limited spots in anchorages, and depth and channel constraints could completely preclude a vessel from anchoring exactly where they are come nightfall, far unlike a traveler on the road.

More Differences

Another difference between home sharing and dock sharing is a boater is more likely to want to look at the area before committing. With Airbnb, usually the first view is during check in, but for boaters, that might not work. They might need to swing by and verify depth, bridge clearances, and overhanging trees.

One place I dock has an oddly-positioned palm tree that if I accidentally allow my shrouds to touch, fire ants rain down on everyone and everything. Sailboaters and large powerboats may need to see the area around the pier in advance of committing to several months there.

Usually, Airbnb guests are booking a night, a couple nights, or a week. Long-term bookings of six months or more are not as common with home sharing applications.

Docking Options Increased

Now boaters, captains, and boat owners can have a much larger number of docking options available to them. There are three main companies coordinating dock sharing at this time. But first, I want to go over some pro’s and con’s of pier sharing that you might not have considered.

With decades of experience in the boating community, and years of extensive travel utilizing Airbnb; the benefits and drawbacks of home sharing have intrigued me always, and I’ve written several articles about the topic. Adding boating to the mix – this is heaven!

Similarities of Home and Dock Sharing Benefits For the Owner

For homeowners, the main benefit is augmenting or creating income from renting out a home, apartment, or space in their home. In fact, for dock owners; this is the same benefit. 

Another possible benefit is a pretty boat upon which to gaze, “yard art;” as long as it doesn’t block your waterfront view and infuriate your neighbors.

Similarities of Home and Dock Sharing Benefits for the Transient

Benefits to the traveler or visitor on land are the availability of far more options than only hotels and motels with the addition of private residences for overnight stays provide.

Yet another draw is Airbnb’s original concept; experiencing an area “like a local” by avoiding the hotels and staying in a residential area. I’ve even met people who were renting an Airbnb “long term” for a couple months due to job transfers. That gave them time to slowly and deliberately conduct a house-hunting search. 

All of these considerations are similar with boaters – there’s more availability outside of marinas when you open up the option of staying in a residential area and temporarily docking while seeking a permanent slip. 

I’ve written a lot about how to choose a great Airbnb, and even reviews of some of the outstanding properties and hosts we have experienced. Dockage is the same – there are different experiences, different properties, and different management styles. Now the world of docks is opening for online searches.

Benefits to the boater are an increased availability of dockage in popular areas where everything is booked. Another benefit is the likelihood that there are very few boats on the dock, so less foot traffic. The ability to rent short-term is another huge benefit for boaters, and the flexibility of last-minute bookings.

Drawbacks of Home Sharing Are Similar to Dock Sharing Concerns

Some of the drawbacks are having people in your home or on your property are just that – people underfoot; that’s the same.

Also the same drawback in both cases is the need to tether yourself to computer or phone to communicate, handle bookings, answer questions, and even solve problems. A lot goes into establishing an Airbnb property; not just furnishing the place and figuring out how to lock the doors. Whether home or pier; that’s going to be the same.

Another aspect is that just like neighbors of Airbnb hosts, waterfront neighbors could possibly be rather unhappy to have a boat blocking their expensive view. Some might see the addition of a boat or two at picturesque. But, I’ve talked to waterfront homeowners in South Florida who were very dismayed at having their view blocked. 

In either instance, the additional traffic and potential noise in their neighborhood concerns homeowners. Parking and traffic concerns also figure; more cars and traffic in residential areas do not please permanent residents.

Dock Lenders Have Fewer Variables to Consider

For a dock; there’s so much less for the homeowner to worry about physically. In the listing, either there are or are not lights, water, and electricity. Other aspects are out of their control, like depth of water at the end of the dock or proximity to an inlet. 

Unlike expectations from marinas, no one expects a homeowner to provide bathrooms, laundry facilities, a ship’s store, restaurant, loaner vehicle, fuel, holding tank pump out, haul out, and so on. I suppose dock owners offering any of those will rise to be “super hosts” or whatever the dock-side equivalent will become.

Damage to the dock is a possibility, but beyond that; there’s far less worry for the dock lender. No appliances, furniture, smoke alarms, and definitely no snacks or toiletries expected – so there are far fewer details to fuss over.

Boat Schedules Are More Fluid

Where the difference will show up for the dock owner is in timing. Boats are even less reliable than people engaged in air or car travel. There are so many additional factors that can delay the arrival of a boat; wind, tide, waves, bridges, currents, mechanical failures, and so much more. 

Boats are at the mercy of additional schedule changes. For the dock owner, this means bookings will need to be more flexible and forgiving. While airplanes are more likely to land at their intended airport within a few minutes of leeway, boaters are much more likely to come off the ocean hours later than planned, and sometimes even at a different inlet!

Arrival and departure times through travel by bus, car, and even plane are more dependable. For boats – it’s often an hourly update with the situation changing by the minute. A set check in and check out time would be

Limited Dockage Growth – Finite Waterfront Availability

There is no additional waterfront property being created, so the number of docks is fairly stable. Since waterfront is not being created; then there is not going to be a huge increase in the number of piers built.

Additional homes, condominiums, apartments – there are always more accommodations being built. Always, more availability of hotels or home share options. But not docks.

Natural Progression of the Listings

Then there are companies that manage several Airbnb properties. They actually employ property managers to oversee multiple listings. People are earning income from conducting this in many forms. This will occur eventually on the water, just like it did on land. 

First, homeowners shared a room, then entire homes and apartments were added, then organized companies began listing multiple properties in either an area or places like condominium complex or on home share platforms. 

I predict this will occur in much the same fashion on the water – first will be individual homeowners, then there will be people who undertake to “manage” several dock listings for a small cut of the profit, just like on land. Entire careers are now possible from a concept that existed 50 years ago, but was made viable when Internet connectivity rendered the world accessible.

PierShare Backstory

PierShare and its policies will, in time, allow more people to undertake cruising, as well as make the process for existing cruisers much easier. 

Jonathan Timianko’s concept for PierShare came naturally. His parents have a dock in busy South Florida. As is inevitable for dock owners in South Florida, a boater came to them looking for a temporary slip. Initially, his parents were reluctant to rent space so close to their home. They had the predictable concerns; increased foot traffic, another vehicle in the driveway, and so on.

However, the experience turned out amenable to both parties, and Jonathan, though not a boater himself, recognized a need of boaters and an opportunity for dock owners. About now, you’re thinking “Why didn’t I think of that?” Exactly! It’s brilliant! A central booking platform for individuals with docks! Hooray!

In essence, PierShare is the first-ever dock rental company that has  payment terms as friendly as those of AirBnb. They process dockings for any length of time. So, boaters can rent docks from day by day to longer-term month by month or even seasonally or annually.

PierShare allows boaters to pro-rate their dockage for up to 30 days during a rental anytime, which allows cruisers who are in a city for a couple nights to rent a dock by the day, or for a week or two. Also, they require boat owners to provide proof of insurance before docking at your pier. Homeowners also should check their liability insurance before renting.

Or, if boaters plan to remain in a city for one or two months to get their vessels ready for a longer voyage, they can rent a dock month-by-month and then pro-rate by the day when they are leaving, and only use a partial month’s dockage.

PierShare Online Platform

Upon landing on the PierShare site, there’s a search bar for entering a city. Immediately, options will display with a very clear price per month or price per foot in the upper right-hand corner of a photo of the dock. Length available and liveaboard options are listed below a brief title with location.

Filters available are: liveaboard, 24 hour access, maintenance allowed, fresh water, 120v outlet, 30 amps, 50 amps and 100 amps.

Once the user clicks on the photo, there’s a summary, information about the area and features, rules, discounts, and a map. Options for length of stay are: transient at one month or less, short term of one to three months, seasonal for three to six months, long term of six to 12 months, or annual at 12 months or longer. Next choose an anticipated arrival date, which you can change.

Currently, the featured locations are mostly in South Florida, then scattered. I can see this taking off everywhere. Dock types available are fixed dock, floating dock, boat lift, and even moorings! Owners of docks can accept or decline requests.

Marina Listings Through Dockwa and Snag-A-Slip

Dockwa  and  Snag-A-Slip  brand themselves as the AirBnB/OpenTable of marinas. These platforms take what made AirBnB successful in the short-term, the one to 30 day rental market, and apply it to marinas for boaters who need transient dockage. 

The two platforms are pretty similar in that they have a directory of marinas, and then they provide back-end booking software to those marinas for them to manage the reservations that are submitted by the boaters on the front end of the website. This works sort of like Hotels.com where you can search all the established hotels in one area, but it’s still commercial holdings, not private residences.

Prices you see on Dockwa and SnagASlip are the same as you get by calling the marina, just like booking a cruise through a cruise consolidator vice the cruise line directly. So, these websites serve as a new online gateway for boaters to access multiple marinas instead of calling them individually. 

There are very few marina chains, unlike the prevalence of worldwide hotel chains, so boaters usually are not able to book through a single website that shows every worldwide location of a chain. Think of the Hilton Hotels website; you can book anywhere in the world since they have chain hotels all over.

Snag-A-Slip

Snag-A-Slip’s network covers more than 500 marinas from Canada to the Caribbean. They have a website, mobile app, and even a reward program for their boaters. Their sister company, Oasis Marinas, operates six marinas and offers anything from consulting services to full marina management.

Initially, they began services in the Chesapeake Bay area, then spread internationally in only a couple years. There are no booking fees, and boaters can earn one free night for every 12 nights’ stay. Their hospitality-focused emphasis, begun in 2015, is on encouraging boaters to visit new marinas and explore waterways.

As of publication, Snag-A-Slip had a Winter Special to list your dock, slip, or mooring for $9.99. Snag-A-Slip does not handle the docking fees – the owner and boater must handle the transactions. Also, I see they allow you to list docks for sale.

Founded in 2015 also, Dockwa assists boaters by streamlining marina check-in processes, access to reviews of marinas, and ease of booking and paying for dock space and moorings.

An interesting side benefit of using Dockwa is that once a boater’s credit card is on file with Dockwa, the boater can charge sundries like ice straight to their “Boat Charges” account.

For marinas with slips they wish to fill, online docking gives the boater the ability to book slips in the middle of the night, when a marina office might not be open. That’s a great advantage for both marina and boater!

Another advantage is the security of payments, and not having to give credit card information over the phone or by email. Booking, date changes, and cancellations can be conducted online, anytime.

Private Dock Classified Websites through Dock Skipper and Dock Search

Dock Skipper and  Dock Search  are dock classifieds websites. The owner of the dock pays a classified listing fee to have their dock advertised. They don’t have any customer support, and they are fairly similar to CraigsList. 

Dock owners must give their personal contact and address information. Right now, they are the top result on Google searches for people who are looking for private dock space outside marinas. However, some people might be reluctant to list here, just like being reluctant to list items for sale on CraigsList and having strangers contact them directly.

Dock Skipper

Dock Skipper offers listings in the Southeast U.S., Mid-Atlantic U.S., Northeast U.S., Northwest U.S. Midwest U.S., Southwest U.S. including California, the Caribbean, Mexico and Central America, and Canada.

This dockage service offers private docks, marina slips, and moorings, and even docks for sale. Their search engine selections are location, boat size, and distance from selected location. Under type of listing, options are long-term rental, short-term rental, or for sale.

Dock Search

On the Dock Search website, I found 159 listings in the United States for boat docks. I think that was for docks for sale. My next search brought up all the docks for rent in Florida, but I had to know the zip code to narrow down my search – the ability to search by city was not an option.

State, zip code, boat length, boat draft, beam and clearance are the search parameters.

The main drawback of the classifieds versus online booking is exactly that – the classifieds give you names, email addresses, and telephone numbers, but no ability to immediately book a slip.

More Information on PierShare Now That You Know the Differences

PierShare, just like Airbnb, allows captains to browse individual dock listings and view their details. Also available is a filter function so boaters can narrow choices to specific chosen parameters.

Dock owners can host multiple boats on one dock because PierShare calculates the amount of available space remaining on a dock. One fifty-footer, or two thirty-footers, so, there’s much more flexibility and opportunity for everyone – boater and dock owner.

Renters are screened for having boat insurance and a valid payment method as part of the dock space inquiry process. 

The payment method for the boater is flexible because dockage can be pro-rated for up to 30 days. This creates a standardized set of payment policies that can handle any docking for any length of time. Boaters pay the dockage, plus a 10% fee to PierShare.

While PierShare mostly books long-term rentals for multiple months, I predict the ability to book shorter-term docking is going to catch on like mad with the annually transient boaters. 

The under 30-day pro-rating capabilities makes single day reservations possible. Also, you know, with boats there’s often a delay in departure due to waiting for a weather window. With pro-ration available, this allows boaters to rent for a part of a month, day by day, until their departure.

One caveat – be sure on the “availability” drop down menu while you are conducting search, that you note if you are on “available later” or “available now.” I like to look for what’s available in an area, then narrow down my dates depending on what swell places I find. If you are date-constrained, make sure to choose “available now.” Humorously, I got the “ Uh oh, looks like you’ve run aground! We don’t have any docks that fit what you’re looking for .” message during one search.

What is a boathouse?

A boathouse is a structure built on top of the water, near a shoreline, that houses boats inside or underneath.

Most boathouses are designed to accommodate incoming boat traffic from the water and use boat ports and launches to lift and store vessels when they are not being used. Boathouses always have a roof, but sides are optional.   • Connect it to land:  Consider how you will connect your boathouse to land — will part of the house be directly attached to the land via stairs or sidewalks, or will you connect it to shore  via gangways  and  floating docks ?

How to Build a Boathouse

Working with a professional engineer, architect and construction company is the best way to build your boathouse since shoreline construction projects come with several environmental regulations and building restrictions. Shop around for the best quotes and ask for references from experienced companies to see other boathouses they have done before getting started.

1. Choose the Location and Design

Many places have strict regulations for shoreline construction projects because they can worsen shoreline erosion and be detrimental to marine ecosystems if not done correctly. Consider conducting formal water tests and consulting a professional site planner who can analyze the long-term effects of your boathouse on the shore and account for any predicted changes in water levels. You also want to test that the water is safe and nontoxic in your chosen area if building somewhere new.

Never excavate or otherwise alter the land without consulting your local environmental or building officials. If you share a lake or shoreline with neighbors or public spaces, be careful not to obstruct their use or view of the water in any way. Consider water depth before you choose your building site — it must be deep enough at all times to drive your boat in and out, regardless of tide. Your boathouse and accompanying docks should be careful not to impede the natural water flow beneath the surface and around pilings.

Local building ordinances may also specify whether your boathouse can be placed parallel or perpendicular to the shore.

2. Get Permits and Approval

Once you know where you want to build, it’s time to seek approval and permits. Most permits will require formal site plans and may request compliance tests. Be prepared to pay additional fees and meet regulations for building permits, HOAs and environmental agency approval.

3. Gather Materials

Gather all materials per your formal site and building plans. While your contractor will give you an estimated cost for the materials, be aware that this could change if you encounter any issues or building concerns throughout the process. Invest in higher quality building materials so your boathouse and supporting structures will last longer and require minimal repairs. While nontoxic treated lumber is a popular choice for its cost-efficiency, composite wood requires less upkeep and cleaning.

Polyethylene is the best choice for the floating docks surrounding and attached to your boathouse because they are highly durable and require very little upkeep. 4. Begin Construction

Once you’ve secured your materials, the marine construction crew will get to work on your boathouse by:

  • Building the foundation:  Your boathouse’s foundation can be a sturdy dock, a solid wooden crib, pilings or a combination of the three. The site engineer will account for the type of material on the water’s floor, like hard clay or loose sand, as well as your project’s estimated weight and impact. Floating boathouses require buoyancy features in the design but are the least invasive to your surrounding environment. Some crib designs have small, open spaces that welcome marine life to build shelter there. Your crib foundation might be designed as a “false bottom” to further minimize impact.
  • Assembling the house:  Once the foundation is complete, the contractors will begin building the rest of your boathouse, per your design. If you’re going for a pavilion-style boathouse without enclosed walls, this will be a brief part of the process. If you’re designing an entirely enclosed space, complete with residential quarters, expect it to take longer and cost more.
  • Adding the roof:  Determine the best shape roof for your materials and needs. Hip roofs have four sides with a peak and are ideal in windy areas, while gabled roofs with rafters that form a peak in the middle are better for open boathouse designs in low-wind regions. Flat roofs are usually not recommended because they cannot accommodate moisture and weight in the same way that hip and gable designs can. Corrugated metal is a common choice for boathouse roofing, but many materials may be suitable, depending on your budget and environmental needs.

If you’re handling your boathouse project alone, remember to abide by all shoreline building requirements, or you risk fines and irreversible damage to your waterfront property.

5. Furnish and Complete

Once construction is finished, it’s time to personalize your boathouse with things like:

  • Accommodations:  If you’re using your boathouse as a residence or vacation house, don’t forget to allocate space in your budget and layout for the kitchen, bathroom and bedroom, including plumbing and water heating. If space allows it, add built-in shelves and storage closets to optimize your square footage.
  • Decorations:  Paint and stain the inside and outside of your boathouse to complement other parts of your waterfront property, like your home or nearby marina. Add personalized fixtures to all doors and cabinets, and include curtains or rugs to add more warmth to the place.
  • Furniture:  Invest in indoor and outdoor furniture for your boathouse. Outdoor furniture includes benches, picnic tables, patio furniture and lounging chairs. The indoor furniture you need depends on how you plan to use the extra space, but start with some comfortable chairs, a sofa and a bed if someone will be sleeping there. Don’t forget to arrange furniture so those sitting can enjoy the view.
  • Utilities:  Hook your boathouse up to utilities, like water and electricity or solar power, and schedule professional HVAC installation if you want a climate-controlled boathouse. Optional utilities include phone lines, internet lines, satellite television and security systems.
  • Necessities:  Enclosed boathouses need lighting, flooring and adequate insulation. Consider adding windows and window treatments to let in natural light and control the temperature.

Enjoying and maintaining your boathouse

Once your boathouse is complete, maintenance is similar to what you already do with your docks and your home. Protect your investment and get the most out of your new addition with these tips:

  • Add security features:  Keep your boathouse doors locked and use lockers and storage chests to store valuables while you’re away from the property. Install motion sensor lights or timed lights around the boathouse for further security. Never leave your keys in the boat.
  • Prevent pest infestations:  Just like your primary home, boathouses are susceptible to the same insects and pests that infiltrate and wreak havoc on wiring, walls and fabrics. Schedule preventive pest inspections and keep the house free of clutter, dirt, debris and food scraps. Keep all garbage sealed and remove it promptly.
  • Inspect it regularly:  Inspect your boathouse and docks regularly to ensure all connectors and fasteners are still intact and that there are no signs of damage. Inspections are especially crucial after storm surges or hurricanes and after winter is over. Never ignore seemingly minor damage to pilings or other structural components, as they could create costlier, more hazardous results if left untreated.
  • Keep it clean:  Pressure wash your boathouse and docks as needed to maintain a like-new appearance or prepare the property for potential buyers.
  • Be prepared:  Equip your boathouse with emergency supplies, like a first aid kit and fire extinguisher, and keep plenty of sunscreen and drinking water on-site for easy access before boating trips.

The more than 40,000 mile “Clipper Round the World Yacht Race” made an impressive arrival before docking at The Wharf in Southwest D.C. Monday morning.

Eleven clippers will remain there for a week before setting off on the final leg back across the Atlantic Ocean.

Hannah Brewis and a first mate are the only professional sailors on the yacht sponsored by Events DC, which was the first of 11 identical 70-foot racing yachts to dock at The Wharf on Monday morning.

“The rest of the crew is made up of total amateurs, with a wide difference, variety of sailing experience,” Brewis said, standing on the dock, shortly after the D.C. team was welcomed by several dozen early-morning supporters. “Some have never sailed, some have sailed a little bit.”

The trip began Sept. 3, 2023, in Portsmouth, U.K., where the race will finish.

“We’ve been to Spain. We’ve been to Uruguay, South Africa, Australia, Vietnam, China, Seattle, Panama — that’s our route so far, and now, finally into Washington, D.C.,” Brewis said.

The race leg from Panama ended near the Woodrow Wilson Bridge on Friday and Saturday. Monday morning’s travels to The Wharf was a short commute for the yachts, which also caused an approximately 15-minute delay for commuters in vehicles.

“We had to wait for it to be opened. The tricky part was we had to make sure the fleet was there at exactly 4:45 in the morning,” Brewis said. The Virginia Department of Transportation has warned commuters to expect a brief delay.

“We got there with perfect timing. We all transited through, no stress. It was really great, it was really cool,” Brewis said.

The yachts will remain docked at The Wharf all week. On Friday, Saturday and Sunday, “you can actually come onboard, and see what it’s like to be on one of these big ocean racing yachts,” Brewis said.

On Tuesday, the clippers will set off on the race’s final leg across the Atlantic, heading toward Portsmouth, U.K. The send-off will be open to the public and include fireworks.

Where to buy a home in moscow in 2024.

The growth in suburban house prices in 2021 can be as high as 15%. This prognosis was voiced by the participants of Moscow’s real estate market. Housing near Moscow has already gone up in value by 7%, and before the end of the year, this number is quite likely to rise by another 2–3%. The pandemic has changed the trends on the suburban real estate market – the current demand for detached houses is noticeably higher than before the global outbreak of Covid-19, and this naturally influences the cost of residential homes, say the experts. They also note that traditionally, the fall-winter period has always been considered a time of low demand for houses for sale in Russia; however, the opposite is now the case.

Here are the Moscow real estate categories to consider when buying a house in Russia:

  • By direction and location (Rublyovka, Novaya Riga, Barvikha);
  • By classification ( luxury , business class, economy);
  • By development format (townhouses, detached private homes).

When purchasing homes in Moscow, Russia, a good rule of thumb is to select houses within an 18.6-mile (30 km) radius from the center of Moscow. This ensures you will get a well-developed infrastructure, and that the chosen location will be replete with hospitals and schools.

We recommend considering the West, South and North directions just out of Moscow. You may notice that country houses are noticeably cheaper on the capital’s Eastern side. However, this is due to poor environmental conditions – the result of the presence of a number of industrial facilities in the entire East area.

Best Cottage Communities in Moscow

Muscovites with high incomes live in closed elite cottage communities that have their own full infrastructure. Such cottage communities are usually designed by Europe’s best architects, especially contracted for the job. These locations have everything: private English schools, restaurants, shops, pools and gyms, beauty salons and equestrian sports clubs.

The most expensive houses up for sale are located in the Barvikha Hills area (Rublevka direction). This elite location near Moscow even has its own famous brand boutiques: Dolce & Gabbana, Valentino, Rolex, Patek Philippe, Bentley, Ferrari and Harley-Davidson. The least expensive house here costs 1.5 million US dollars and has a floor area of 656 sqft (200 m²). This gated community is just 10-20 minutes by car away from Moscow itself.

We encourage you to consider some of the following elite locations as you decide where to purchase your ideal property: Etude Family Club, La-Mansh, Western Residence, Yusupovo Life Park, Odintsovo, Novaya Riga and Pirogovo. 'Harry Potter' author J.K. Rowling's yacht docks in Charleston harbor

The yacht owned by "Harry Potter" author J.K. Rowling is docked in Charleston's harbor Wednesday.

Rowling's yacht, called the Samsara, came to the Holy City from the port of Savannah, Georgia, according to global ship tracking website MarineTracker .

The Samsara left Savannah Saturday, June 8 around 1:00 p.m., and arrived in Charleston Sunday, June, 9 around 8:50 a.m., MarineTracker's voyage information shows.

Superyachtfan.com, which is a database about yachts, their owners, and private jets, lists the Samsara at a value of $150 million, with an annual running cost of $10-$15 million.

The yacht was crafted in 2015, built by Oceanco, and designed by Espen Oeino, according to Superyacht fan .

It has 20 cabins in total and can get up to 20 knots in speed.

Rowling's "Harry Potter" series have sold over 500 million copies worldwide, according to Scholastic Media Room .

The series was later adapted into eight films, which grossed over $7.7 billion worldwide at the box office, according to IMDB .

Seven people were arrested and charged after a fight erupted on the Block Island ferry dock in Rhode Island .

Police officers responded to reports of a physical altercation at 304 Great Island Road in Narragansett just after 8 p.m. on the evening ofJune 16, according to a press release. When officers arrived, they saw 20 to 30 people fighting one another.

“As officers were making arrests, numerous individuals began interfering and were given warnings to stand back or they would be arrested for obstructing,” the release states.

All told, seven people were arrested, while two others were taken to the hospital for injuries sustained in the melee.

It’s not immediately clear why the brawl broke out or whether those fighting knew one another. The Independent has reached out to Narragansett Police for more information.

Manuel Pina, 42, was charged with felony assault, resisting arrest, obstructing an officer in execution of duty and disorderly conduct.

Gilda Antunes, 28, was charged with obstructing officer in execution of duty.

Elsa Lopes, 31, was charged with simple assault, resisting arrest, obstructing officer in execution of duty and disorderly conduct.

Henry Lopes Jr., 32, was charged with disorderly conduct.

Victor Manuel Gomes Depina, 39, was charged with obstructing officer in execution of duty and disorderly conduct.

Michael Gomes Lopes, 36, was charged with resisting arrest and disorderly conduct.

A 16-year-old, who was not named, was charged with simple assault and disorderly conduct.

They are all expected to be arraigned in District Court 4th Division on Monday.

A rep for the country singer tells TMZ ... "There was a fire on the property on Sunday night, which was quickly contained. There was no fire damage to the primary residence, and the family and their pets were unharmed."

According to Williamston County & Fire , several crews were dispatched to the residence just before 10 PM on Sunday evening -- Father's Day -- after a fire started in Carrie and husband Mike Fisher 's garage. The responders were able to put out the fire relatively quickly thanks to a 10,000-gallon water tank ... which was located on the singer's estate.

Williamson County Fire & Rescue issued an update in the aftermath of the blaze ... sharing a few photos from the scene as well, and it looks pretty dramatic.

They added ... "Almost immediately the call was upgraded to a structure fire. Crews from all eight of our stations responded ... Firefighters continue to put out hotspots to prevent further spread. The cause of the fire is under investigation. There are no injuries at this time."

While it was an unfortunate way to wrap up Father's Day, Carrie had a seemingly peaceful Sunday afternoon otherwise ... sharing pics with a couple sheep on her Instagram Stories.

Nonetheless, June has been a tough month for the "American Idol" alum. We broke the story ... Carrie took a tumble onstage last week, this after headlining a music festival in South Carolina. ICYMI ... Carrie slipped and fell while exiting the stage following her headlining performance at the Carolina Country Music Fest -- where she performed in a rainstorm.

She indicated she was uninjured from the fall on social media, even making a subtle joke about it all ... "Well, last night sure was fun! And though the ending was quite unexpected, it made for a night we’ll never forget!"

Russian military exercises in the Caribbean: Here's what to expect

Three Russian ships and a nuclear-powered submarine arrived in Cuban waters Wednesday ahead of military exercises  in the Caribbean. While the exercises aren't considered a threat to the U.S., American ships were deployed to shadow the Russians, U.S. officials told CBS News.

The Russian warships  were seen arriving in Havana's harbor on Wednesday morning and were expected to stay in Cuba until Monday. White House national security adviser Jake Sullivan told reporters on Air Force One on Wednesday the U.S. was closely monitoring the Russian ships.

"We have seen this kind of thing before and we expect to see this kind of thing again," Sullivan said.

The U.S. intelligence community has assessed that the submarine is nuclear powered but it isn't carrying nuclear weapons, CBS News national security correspondent David Martin reported. White House national security spokesman John Kirby told CBS News senior White House and political correspondent Ed O'Keefe last week that there was no indication nuclear weapons would be "at play" during the vessels' time in the Caribbean.

What Russian ships are in Cuba?

According to the Cuban Foreign Ministry, the three Russian ships are a frigate, a fleet oil tanker and a salvage tug. The three ships and the submarine headed across the Atlantic separately, Martin reported.

Russia has used the frigate, the Admiral Gorshkov, to test its Zircon hypersonic cruise missiles , according to the Reuters news agency.

Two American destroyers and two ships that tow sonar equipment behind them were shadowing the submarine, Martin reported. Another destroyer and a U.S. Coast Guard cutter were shadowing the three Russian ships. The U.S. Navy also used little sailboats fitted with cameras, known as sail drones, to shadow the Russian ships as they got close to Cuba.

The Admiral Gorshkov and the submarine carried out drills in the Atlantic that simulated a missile strike on enemy ships, the Russian Defense Ministry said Tuesday, according to the Associated Press.

While the Russian ships are in Cuba, the U.S. Navy ships shadowing them are expected to wait for the Russians and continue shadowing them when they leave port, Martin reported.

The ships' arrival in Havana — which the Cuban Foreign Ministry said was expected to include the fanfare of one Russian ship firing 21 salvos in a salute to Cuba — comes ahead of Russia carrying out air and naval exercises in the Caribbean in the coming weeks, Martin reported.

The exercises, which will include long-range bombers, will be the first simultaneous air and naval maneuvers Russia has carried out in the Caribbean since 2019, Martin reported. The exercises will be conducted over the summer, culminating in a worldwide naval exercise in the fall.

"Clearly this is them signaling their displeasure about what we're doing for Ukraine ," Kirby told O'Keefe. "So we're going to watch it, we're going to monitor it, it's not unexpected. … But we don't anticipate, we don't expect that there'll be any imminent threat or any threat at all, quite frankly, to American national security in the region, in the Caribbean region, or anywhere else."

The Russian ships are expected to head to Venezuela after Cuba, but it's unclear what the submarine will do, Martin reported.

What was the Cuban missile crisis?

The events in the Caribbean are different from the Cuban missile crisis that happened over 60 years ago. The 1962 crisis unfolded after the U.S. discovered launch sites in Cuba for Soviet ballistic nuclear missiles.

Over the course of 13 days, the crisis brought the Soviet Union and the U.S. dangerously close to nuclear war. A potential conflict was averted when the Kennedy administration reached a deal with the Kremlin for the missiles to be removed from Cuba.
