Porto di Cagliari, ecco il nuovo progetto: mega yacht, centro benessere e nuove aree verdi e pedonali

Si apre una nuova pagina per il futuro del porto di Cagliari. Il polo turistico ricettivo per la nautica da diporto, nel tratto di lungomare compreso tra i moli Sanità e Sant’Agostino, sarà realizzato e gestito dall’Associazione Temporanea di Imprese guidata dalla Marina di Porto Rotondo.

A qualche mese dalla pubblicazione del bando di gara sulla proposta di Project Financing per la predisposizione della progettazione definitiva, la realizzazione dei lavori e la gestione dell’opera (in regime di concessione demaniale marittima), il Presidente dell’AdSP, Massimo Deiana, ha firmato il decreto di aggiudicazione che chiude un complesso iter istruttorio.

L’ investimento complessivo privato è di oltre 34 milioni di euro e il progetto, con alcune varianti migliorative rispetto a quello depositato nella prima fase di gara, si articola in tre parti sostanziali : la completa riqualificazione e riconversione dell’ex stazione marittima in centro polivalente per servizi alla nautica da diporto e per la fruizione turistica della zona; la revisione del sistema di approdo di yacht e imbarcazioni private lungo la Calata Sant’Agostino e la sistemazione dello spazio pubblico compreso tra i nuovi approdi e la calata di via Roma .

IL PROGETTO – Relativamente al primo punto, il progetto prevede la totale ricostruzione del vecchio terminal passeggeri, che si svilupperà su tre livelli più uno interrato adibito a locali tecnici . Nella nuova configurazione, il piano terra della struttura sarà dedicato a servizi per la nautica da diporto con reception, sala d’attesa, uffici del personale e della sicurezza, servizi igienici, deposito bagagli, ambulatori per il primo soccorso, ma anche attività commerciali e di ristorazione con spazi all’aperto fronte mare e piscina a sfioro. I piani superiori , invece, ospiteranno 36 camere , un’ area benessere con palestra e spa, una piscina e terrazze panoramiche . L’intero edificio, nella nuova variante progettuale, sarà sormontato da una pensilina forata in vari punti per riprendere i disegni dei tappeti della tradizione locale e, con particolari accorgimenti architettonici, sarà ispirata alla forma di una vela sorretta da pali d’acciaio che richiamano gli alberi delle imbarcazioni .

GLI ORMEGGI – Riguardo alla portualità turistica, l’intervento prevede l’utilizzo dell’attuale assetto anche per i mega yacht. In dettaglio, il molo Sanità, lato di ponente, ospiterà 11 ormeggi per imbarcazioni tra 30 e 40 metri. Altri 15 punti, per navi da diporto dai 20 sino agli 80 metri, verranno sistemati lungo la Calata Sant’Agostino attraverso la traslazione dell’attuale attracco dei traghetti di circa 190 metri dall’attuale radice con il posizionamento (a carico del proponente), di un nuovo pontone galleggiante che avrà funzione di scassa.

Per quanto riguarda, infine, lo spazio pavimentato della Calata Azuni, è prevista la sostituzione della superficie asfaltata con una lastricata in pietra, in continuità con il resto della pavimentazione della passeggiata presente nel Porto.

AREE VERDI E PEDONALI  – Per tutto lo spazio pubblico circostante, il progetto riconferma la razionalizzazione delle aree verdi e pedonali. Verrà mantenuta la viabilità carrabile attuale più a ridosso di via Roma, servita da parcheggi e separata dalla restante parte con ampi spazi a verde, mentre una nuova pista ciclabile a doppia percorrenza di quasi 400 metri correrà parallelamente ai percorsi carrabili, dalla rotonda della Calata Azuni sino alla Darsena, creando un nuovo asse di collegamento per la mobilità alternativa con le piste ciclopedonali già presenti.

Lo spazio pedonale pubblico vedrà l’ alternarsi di percorsi pavimentati in pietra, in legno ed aree verdi .

Alla base del Molo Sanità, in posizione baricentrica del progetto, verrà realizzata una piazza lastricata in pietra calcarea, che ospiterà un’ampia fontana di forma rettangolare, a sfioro e le 3 sculture di Pinuccio Sciola, che verranno valorizzate con un particolare impianto di luci.

L’aggiudicatario della procedura si occuperà di realizzare il progetto, assicurandosene la futura gestione funzionale ed economica, con un canone annuo di circa 67mila euro per il triennio dei lavori e di 110 mila circa per i successivi.

«Oggi possiamo finalmente ufficializzare il nome del soggetto che, tra qualche mese e per i prossimi tre anni, metterà in atto la tanto attesa trasformazione radicale nel cuore pulsante del lungomare cagliaritano – spiega Massimo Deiana , Presidente dell’AdSP del Mare di Sardegna – L’iniziativa dell’Associazione temporanea di imprese guidata dalla Marina di Porto Rotondo, alla quale va il miglior augurio di proficuo lavoro, sono certo saprà creare nuovi e pregevoli spazi dedicati alla fruizione turistico-ricreativa, consentendo l’approdo di imbarcazioni e mega yacht direttamente nel cuore della città. Il nuovo waterfront sarà, quindi, dedicato a servizi di eccellenza ai passeggeri e allo staff di bordo, offrirà sicuramente tante opportunità lavorative per la comunità, in sinergia con il polo della cantieristica al porto canale che, con il completamento previsto tra qualche mese, con l’enorme potenziale attrattivo per le imprese del settore, diventerà il volano della nautica da diporto nel Sud Sardegna»

Mega Yachts: what they are, how much they cost, and how much it costs to maintain them

Mega yachts are luxury vessels that appeared on the market in the 1980s. The first in history was the yacht Nabila, launched in 1979 and owned by the oilman Kashoggi.

Their characteristic, as their name suggests, is that they have dimensions that far exceed the standards of traditional yachts.

In fact, the average length of a super yacht is around 40 metres, but they also go much further, as there are no limits to their size and tonnage other than those established by the wishes and possibilities of their owners.

At the moment, the longest of them all is the Azzam, which measures 180 metres and is also super because of its price (500 million euros) and the amount of fuel it can hold (one million litres).

Summing up.

What are mega yachts?

Mega yachts are yachts of 40 metres and more in length equipped with luxury fittings and options. Some famous mega yachts are:

the Eclipse, Abramovich’s yacht ousted by the Azzam for the record in length, still unsurpassed for its two helicopter landing pads and a missile launcher defence system. The Mirage, the invisible yacht built of glass when viewed from 50 metres away. The Ferretti Group’s Custom Line Navetta 37, capable of reaching a speed of 12 knots despite its large size. CRN Chopi Chopi, the largest mega yacht built in Ancona.

Other super yachts boast indoor swimming pools and beaches, and spaces to make luxury constructions built on land envious.

In the luxury yacht sector, these ‘private ships’ account for about 1/4 of the total market. A portion that is destined to grow and which, predictably soon, will reach 50% of the total.

Italy is one of the countries where the construction of these large luxury yachts will be strategic for the entire nautical sector, and interest in these extraordinary constructions is very high.

But what are the expense items for a potential owner to take into account? Let’s try to see them all.

Mega yacht cost: the complete overview

The cost of these super yachts, as is easy to imagine, varies with their size. If a luxury yacht between 30 and 40 metres, such as the Navetta Custom Line 42, has a list price of 18 million euros, the 100-metre models, on the other hand, come close to, and sometimes exceed, 100 million euros. All the way up to the 500 million of the aforementioned Azzam.

These are true monsters of the sea, such as those built by Blohm + Voss, or signed by designers such as Francesco Paszkowski and Lenard Nuvolari, which require almost unlimited availability if one considers all the expenses they entail.

Important items of expenditure concern the management of personnel, including extra salaries, and that for fittings and furnishings, which will inevitably be up to the quality standards of design and prestige that characterise any yacht or luxury mega-yacht down to the last detail.

Let’s take a look at what the most ordinary expenses related to the maintenance of a super yacht reach.

There is certainly no shortage of yachts for sale even when it comes to mega yachts, but it might be useful to know that prices drop a lot when you opt for second-hand.

Mega yachts: how much does it cost to maintain them

The total expected expenditure is about 10 per cent of the purchase value, to which hauling, parking and crew costs must be added.

Then there are ordinary maintenance costs that protect against humidity, sun and salt, and extraordinary maintenance costs that take into account other minor extraordinary incidents.

Indicatively, we can assume a cost of 12,000 euro for hauling and launching and another 10,000 for engine maintenance.

Finally, the purchase of accessories to improve the yacht’s condition will also affect the total expenditure.

Mooring costs are also very significant. The most expensive marina by far is Capri, where daily costs are even double those of Port de Saint Tropez: 2585 euro per day for a 40+ metre yacht in high season. The Italian leader is followed by the marinas of Porto Cervo and Portofino, where, however, the cost does not fall below 2,000 euros.

Here, too, costs rise as the size increases, provided, however, that mooring is allowed.

These include the Mirabello marina in La Spezia, which is certainly one of the most suitable marinas for mooring megayachts – it was chosen by Giorgio Armani for his M/Y Main.

Generally, however, as already mentioned, not all marinas allow large luxury yachts: and from 70 metres in length onwards the only option is to anchor offshore.

Yachting Jeff Bezos Throws WaPo CEO Will Lewis a Lifeline (For Now)

“The journalistic standards and ethics at The Post will not change,” Bezos wrote to newsroom leaders in a note backing the paper’s embattled new boss.

While yachting in Mykonos , Jeff Bezos on Tuesday finally broke his silence and commented on the ongoing scandal surrounding the Washington Post .

In an emailed memo to senior editors, the vacationing billionaire reaffirmed his support for embattled Washington Post CEO Will Lewis , writing that “the journalistic standards and ethics at The Post will not change”—even as Lewis and his handpicked incoming editor have come under fire for their reporting practices in the U.K.

“Team – I know you’ve already heard this from Will, but I wanted to also weigh in directly: the journalistic standards and ethics at The Post will not change,” Bezos wrote in the memo obtained by The Daily Beast. “To be sure, it can’t be business as usual at The Post. The world is evolving rapidly and we do need to change as a business. With your support, we’ll do that and lead this great institution into the future. But, as the newsroom leaders who’ve been shaping and guiding our coverage, you also know our standards at The Post have always been very high.”

Bezos continued: “That can’t change—and it won’t. You have my full commitment on maintaining the quality, ethics, and standards we all believe in. A huge thank you for continuing to do the work that makes us all proud, and makes this institution so important.”

The memo, which was first reported by CNN, was sent to much of the Post’ s masthead, including managing editors Matea Gold, Scott Vance, and Krissah Thompson. Bezos cc’d top editors Matt Murray and David Shipley—along with Lewis himself.

Bezos’ comments may not do much to quell a newsroom that’s resided in various states of dread and disgust after Lewis pushed out executive editor Sally Buzbee and installed two former colleagues—Murray and Telegraph editor Rob Winnett—to spearhead a new three-newsroom structure.

Since the restructuring earlier this month, reports from The Daily Beast , The New York Times , and the Post itself have highlighted how Lewis and Winnett relied on methods that violate both standard journalistic ethics and the Post ’s own policies to report out stories in the U.K. Some of these practices include relying on a push for stolen documents and placing employees within government offices to scour for information.

“I don’t know how Will and Rob can stay on at this point,” a Post staffer told The Daily Beast on Monday. “ They have lost the entire newsroom.”

Lewis’ relationship with the newsroom plummeted earlier this month after multiple stories emerged over his attempts to kill negative stories related to Prince Harry’s lawsuit in the U.K., which alleged Lewis helped cover up News U.K.’s phone-hacking into celebrities including Harry and actor Hugh Grant.

The New York Times reported that Lewis criticized then-executive editor Buzbee’s plan to publish a story on the lawsuit involving Lewis, while NPR revealed a day later that Lewis promised the outlet an exclusive interview unveiling his business plans if it didn’t move forward with a December story outlining the U.K. case. Lewis and the Post have denied pressuring Buzbee to drop the story and Lewis lashed out at NPR reporter David Folkenfilk for his report, but he later walked back his attacks in meetings with staffers last week.

Still, those meetings didn’t offer much in the way of transparency. While Lewis outlined his plans for Winnett to shadow reporters and editors in the late summer before taking over the main newsroom in November, staffers told The Daily Beast he didn’t make quite clear how the “Third Newsroom,” as Lewis has repeatedly titled it, will function. Staffers were also unsure whether Lewis’ plans for Winnett to join the newsroom later this year would come to fruition.

Bezos’ note on Tuesday, however, indicates his respect for Lewis’ judgment will last a little longer.

Supreme Court Justice Clarence Thomas is once again facing renewed scrutiny amid details about undisclosed trips he took with GOP mega-donor Harlan Crow .

Democrats on the Senate Judiciary Committee last week released documents showing Thomas failed to disclose three trips he took aboard Crow's private jet in 2017, 2019, and 2021. According to Sen. Dick Durbin, the flights were gifted to Thomas .

Thomas also recently amended his 2019 financial disclosure to include two vacations paid for by Crow, according to ProPublica, that year to Indonesia and the Bohemian Grove, an exclusive gentleman's club in Monte Rio, California. ProPublica first reported on the undisclosed trips last year.

The justice has defended the missing disclosures, saying he was advised that disclosing hospitality gifts from people who had no business before the court was unnecessary.

Thomas and Crow have been friends for more than thirty years. Both have said they don't talk about politics or legal cases together, but legal experts and lawmakers have expressed ethics concerns that Crow could have an influence on Thomas, a sitting member of the most powerful court in the country.

Michael Zona, a spokesperson for Crow, told BI the billionaire provided information relevant to the Senate Judiciary Committee's requests going back seven years.

"Despite his serious and continued concerns about the legality and necessity of the inquiry, Mr. Crow engaged in good faith negotiations with the Committee from the beginning to resolve the matter," the statement said. "As a condition of this agreement, the Committee agreed to end its probe with respect to Mr. Crow."

An attorney for Thomas, Elliot S. Berke, told Business Insider the vacation information Crow provided to the Senate Judiciary Committee falls under the "personal hospitality exemption," which means it did not need to be disclosed.

"The Judicial Conference changed this provision last year, and Justice Thomas has fully complied with the new disclosure requirement," Berke said.

The Supreme Court did not immediately respond to a request for comment from BI.

May 2017: Montana trip

On May 7, 2017, Thomas traveled on Crow's private jet from St. Louis to Kalispell, Montana, a small mountain town known as a gateway to Glacier National Park .

According to documents released by Senate Democrats last week, the Montana excursion is among the three previously unknown trips that Thomas failed to disclose.

It remains unclear what Thomas was doing in Montana; BI could not identify any public appearances the justice made in the state at that time.

On May 9, 2017, Crow's jet left Montana for Dallas, where the billionaire resides. Beyond the flight on Crow's jet, it's unclear how much of the trip Crow paid for.

July 2017: Camp Topridge in upstate New York

ProPublica reported last year that Thomas has vacationed at Crow's lakeside resort, Camp Topridge, nearly every year for the last two decades. The secluded property is located in the Adirondacks in upstate New York and is only accessible by invitation from the billionaire himself.

According to the outlet, Topridge guests are treated to meals prepared by private chefs, guided fishing experiences, and private concerts.

During a July 2017 Topridge trip, Thomas and Crow were joined by an array of corporate leaders and political activists, including major Republican donors and executives from Verizon and PricewaterhouseCoopers, ProPublica reported.

Thomas even appears in a painting hung at the resort, which shows the Supreme Court justice conversing with conservative legal activist Leonard Leo, according to the outlet.

March 2019: Savannah, Georgia

Thomas's quick round trip to his hometown of Savannah, Georgia , was the second undisclosed trip revealed last week. It wasn't clear what Thomas was doing in Georgia, but he still has family members living there, including his mother.

July 2019: Bali, Indonesia

Thomas and Crow's 2019 Bali vacation was the centerpiece of ProPublica's original 2023 report. Although first reported last year, disclosure details about the Indonesia trip were included in recently amended financial disclosure forms and the Judiciary Committee's report.

According to ProPublica, Thomas and his wife, Ginni Thomas , spent nine days vacationing with Crow and others as they sightsaw on several islands and spent time on the billionaire's 162-foot superyacht, the Michaela Rose.

July 2019: Bohemian Grove, California

Thomas amended past filings to include a 2019 vacation he took with Crow to Bohemian Grove , an exclusive, all-male club in Monte Rio, California.

ProPublica previously reported on Thomas' trips to the gentleman's retreat. The club's prestigious alumni include US presidents, military officials, artists, and top business leaders.

June 2021: Northern California

On June 29, 2021, Thomas traveled from Washington, DC, to San Jose, California, aboard Crow's jet, The Washington Post reported. He returned to DC the same day. The reason for the trip remains unknown.

July 2022: Camp Topridge (again)

On July 7, 2022, Thomas again boarded Crow's plane to travel to Camp Topridge — possibly for his annual summer vacation at his billionaire buddy's hideaway, ProPublica reported last year.

Other suspected trips

ProPublica said Thomas cruised through New Zealand aboard Crow's superyacht roughly a decade ago. The outlet reported that the Supreme Court Justice also boarded the Michaela Rose for a river cruise around Savannah, Georgia. A photo of Thomas donning an embroidered shirt referencing a 2007 trip through the Greek Islands suggests the justice may have also vacationed in the Mediterranean.

Thomas has also made frequent use of Crow's private jet for quick day trips and business travel, according to media reports.
