Purchasing property in Lake Forest

Please take note that Master Lease fees are recorded in the deed of Lake Forest properties.  

All persons who acquire property in the Lake Forest Reservation are required to enter into a lease which incorporates all of the “terms, covenant, conditions, reservations and restrictions” of the Master Lease. All property owners have an obligation to participate in the “fair share” of maintenance of common elements of the community. The Master Lease payments go into the Club’s yearly budget for the running and maintaining of our facility.

When a property is being sold, the purchaser or purchaser’s representative must contact the Lake Forest Yacht Club to ensure no outstanding balance is owed on said property. If this is not done, the purchaser will be required to pay any fees associated with the property to bring the account current.

  

The Master Lease is enforceable under N.J.S.A. 46:16-1, which provides that recorded documents are considered notice to potential purchasers and are enforceable against purchasers in the chain of title.

Mandatory Fees for Lake Forest Properties

MASTER LEASE FEES:

$115.00 -  Billed quarterly: January, April, July, and October 1st 

North and West of Espanong Road: (Ripplewood Dr, Woodlawn Terrace, Springbrook Terrace, Commodore Dr,    Harbor Drive, CrescentDrive, Marine Drive, NauticalDrive, Yacht Club Drive up to #93)

$ 57.50 -   Billed quarterly: January, April, July, and October 1st

South and East of and including Espanong Road (Venetian Dr, Valencia Isle Dr. -part, Three Rivers Dr- part, West and East Emerald Isle Dr- part). Please confirm with the LFYC office as some properties are excluded from the association. 

Optional Fees for Lake Forest Properties

LFYC By-Laws ": Membership in the Club shall be limited to natural persons and shall be of two classes; Voting Membership and Non-Voting Membership. 

Each class of membership shall be a household membership. A household shall be deemed to include those persons living together as one household. Membership shall be limited to “One” per deeded property in the Lake Forest Reservation. All references to voting members and non-voting members, as outlined below, and/or in the current Lake Forest Yacht Club By-Laws."

Annual Membership Dues  (Membership Year runs from October 1st – September 30th) 

Family -$575.00 ($613.09 with tax) – Multiple adult badges with proof of permanent residency and children living in the household.

Single -$439.00 ($468.08 with tax) - One adult badge with or without children living in the household.

Senior (65 or older)- $279.000 ($297.48 with tax) -Two adult badges only living in the household.

All adults must provide a one-time verification indicating residence within Lake Forest in order to receive a badge.  Examples of verification include.

1.  Name on the deed of the property.

2.  Driver's license with an address in Lake Forest. 

The board is aware of special circumstances.  Please provide a description in writing if your family is considered a special circumstance. 

Membership is billed on October 1st of each year.

*If a NEW Lake Forest Resident is joining the lake for the first time in the middle of a billing cycle, prorated dues will be calculated starting from the 1st of the month that they are joining.

Boating clubs can offer members a fantastic experience and value, providing access to boating at a fraction of the cost of boat ownership . But how much does it really cost to be a member of a boating club? Are there hidden costs that boating clubs don’t want you to know about?  

As New Jersey’s leading boat club provider for almost 20 years, with successful club locations on Lake Hopatcong and Sandy Hook Bay , we get these questions a lot. In this post, we’ll break down the costs of boat club membership for you – how much you can expect to pay when you join, annual membership fees and other costs, and the differences between franchise models and independently run boat clubs like Bridge Marina Boating Club .  

Boating Club Upfront Fees

Boating clubs, like many membership-based programs, typically charge a one-time fee when members sign up. This fee can vary widely depending on the club’s structure, location, and more, ranging from a few thousand dollars to as much as $7,000 or more. Many franchise model boat clubs, along with some independently run clubs that mirror the franchise approach, often charge an initiation fee of well over $5,000, which can be a significant cost of entry.

This high initiation fee is often used by the boat club to defray the costs of buying boats to grow the fleet, making it a smart business model for the club operators but not necessarily beneficial for the members. Moreover, such a high upfront fee can create a financial obligation on the members’ part, making it difficult to leave the club – even if they’re unhappy with their experience – because they’ve invested so heavily in an upfront cost. We hear this complaint often from boat club members who have joined clubs requiring a high cost to entry.

Franchise clubs sometimes use aggressive sales tactics, proposing a high initiation fee initially and then offering a significant “discount” later to make the prospective member feel like they’re getting a good deal.  

At Bridge Marina, we believe that a consistent, reasonable upfront cost is the best solution for both the club member and operator. At Bridge Marina Boat Club, we charge a one-time onboarding fee of $1,499, which includes private, hands-on, on-water training, complimentary watersports equipment, member events, and more. This fee helps us afford quality training, professional staff, and boats while keeping costs reasonable for our members.  

Boat Club Membership Fees and Costs  

Aside from upfront fees, membership fees can also vary from boat club to boat club and are sometimes based on the number of times a member plans to go boating in a season. Most franchise clubs offer a singular unlimited package to members, which is often a good solution for those who can commit a lot of time to boating in a season. These types of “unlimited” models are also very attractive to climates that offer year-round access to boating.  

In our experience as an operator in northern New Jersey, some members don’t have the time to go boating more than a handful of times a season. So, rather than presenting a “one size fits all” solution, our Boat Club offers varying membership levels to suit different needs, budgets, and desires. In 2024, our membership fees range from $2,388 to $5,988 for a one-year term , with further discounts for advance payments or avoiding credit card use. Monthly payments for members who prefer this payment method range from $229 to $529 , depending on the membership level selected.  

Other boating club costs potential members need to be aware of include fuel used each trip and optional gratuities for the dock hand crew. Members may also be responsible for insurance deductible costs for any damage during their use.  

Boat Club Fleet Access and Cost Considerations

Some boat clubs may also base their fees on the types of boats accessible to members – higher priced membership packages allow access to a premium “tier” of higher quality boats. As an independently run boating club, at Bridge Marina all boat club members gain equal access to our entire fleet o f quality fiberglass and luxury pontoon boats, regardless of membership level chosen. Whether or not a “ tiered ” membership program that allows varying access to boats works for you depends on the types of activities you’re looking for and the overall fleet offered by the boat club .

As we go to press, the Lake Hopatcong Yacht Club is getting ready to follow a 111-year-old tradition and close the building for winter. The pipes will be drained, the furniture moved inside and the building shuttered for some six months. Except for a brief trial of staying open year-round in the 1960s, it has been this way since the founding of the club.

While times and the community that the club serves have greatly changed over the years, the yacht club remains seasonal, harking back to when Lake Hopatcong welcomed crowds of visitors in the summer and shrank back to a remote destination until summer returned. Founded in 1905, the Lake Hopatcong Yacht Club initially operated from the grounds of “Wildwood,” the home of first Commodore R.L. Edwards in Hopatcong. Intending to build their own clubhouse, members approved the purchase of some 100 feet of lakefront property on Bertrand Island in 1907 at a cost of $2,500.

The location offered one of the lake’s finest views. Original plans called for a Colonial-style building with large porches on the first and second floors, a grill room, billiard room, parlors and an enormous ballroom with seating for over 700 people. Quickly recognizing the property was insufficient for its plans, the club purchased adjoining land in 1908 for an additional $2,500.

Initial plans were to have the new building ready for the 1909 season, but this proved to be more complicated than anticipated as meetings were held with little or no progress, several officers and trustees resigned and money was a constant challenge. The club would ultimately go through three sets of architects, several rounds of price quotations and multiple plans for financing.

In March of 1909, the club received a quote of $7,348 based on the original construction plans. Having expected a significantly lower cost, the board of trustees directed the building committee to limit construction to an auditorium and two reception rooms at a cost not to exceed $3,500.

After a second set of plans proved insufficient, a third concept was presented by Lewis F. Pilcher, a noted New York City architect who had joined the building committee in July. Pilcher, the son of Dr. Lewis Pilcher, who owned Eagle’s Nest cottage in Davis Cove, would later serve for many years as state architect in charge of all buildings erected by the state of New York.

Drawing upon his experience as a professor of art at Vassar College, Pilcher presented a new design that combined a Colonial Georgian exterior with an Adirondack-style interior.

The board quickly approved Pilcher’s design and requested that he obtain bids. By this time, club leaders had concluded that a cost of $7,000 to $7,500 would be more realistic. Builder George E. Reeves’ bid of $7,100 to build the structure was the lowest of four received in September 1909.

To help finance the building, the club introduced a $15 initiation fee for all newly approved active members and $5 fee for new junior members. Annual dues were doubled to $10 for active members and $5 for junior members.

Construction costs were partially offset by the donation of timber from several club members’ properties, including a significant amount from Vice Commodore P.B. Bird’s home on Point Pleasant Road. Most of the lumber was hauled across the ice to Bertrand Island over the winter.

Typical modifications during construction included adding stone for the fireplace and plaster for the bathrooms. Along the way, the board scrapped plans for a second-floor bathroom. Building a dock added $175 and installing a flagpole cost $150. In addition, water tanks, a cesspool, switchboard, grading, walkways, pumps, a power plant and plumbing fixtures brought the total to $9,860. Taxes were assessed by Mount Arlington at $100 per year.

The new clubhouse featured wide porches on the first and second floors and was comprised of two wings, each with spacious rooms that included a grill, committee rooms, card rooms, retiring rooms, smoking room, kitchen, pantry and dressing rooms for performances. A movable stage could be placed in the large ballroom, the interior of which was finished with rough-hewn timber and featured an enormous stone fireplace built of local rock.

The fireplace was used actively for decades and was enough to take the chill out of the room during the early and late seasons while giving the interior a warm glow. Since electricity was still not available locally, the clubhouse had its own electric plant. For many years, the club was dependent on a water tower that stood just behind the building and can be seen in some early photographs.

The Lake Hopatcong Yacht Club held a formal opening on July 9, 1910, and the clubhouse soon became a center for lake activity. The club would probably have faded into obscurity over time like earlier groups on the lake had it not built the clubhouse and sunk permanent roots. Following the tumultuous years of planning and building, the July 16, 1910 edition of the Lake Hopatcong Breeze reported that through the building of the new clubhouse “the Yacht Club has been born again and taken on a new lease on life.” The building remained basically untouched until the 1930s. As a family club, the Lake Hopatcong Yacht Club had initially banned the sale and consumption of alcohol. When Prohibition ended in 1933, there was a move to change this policy to compete with the night clubs and bars opening at the lake.

Without the sale of alcohol, many members felt the club would never restore its membership numbers, which had shrunk drastically during the Great Depression. After a contentious vote in the late 1930s, the bylaws were changed to allow alcohol, prompting the resignation of several members.

Volunteers built a bar by enclosing the porch on the eastern side of the clubhouse and building a small addition. Over the years, this renovation was found to be inadequate and, as the 1960s loomed, the club looked to address this situation.

Following the 1961 season, a professional architect and builder were hired to remove the portico on the east side of the structure and create a modern addition that included a new and larger bar with a dining area, new locker and shower room, powder room, enlarged kitchen, and additional basement and kitchen storage rooms. It was at this time that serious thought was given to using the clubhouse year round. The installation of a heating system—which included a future ability to add air conditioning— allowed the club to utilize this part of the building on a limited basis throughout the entire year.

During the 1962-1963 off-season, the clubhouse hosted parties for Halloween and St. Patrick’s Day. Winter use proved to be costly, however, and the club limited its expanded season to Halloween parties for a few years in the 1960s. This topic was revisited over the years, but the club maintained its seasonal status, generally closing from October to April.

In recent years, with the porch in need of substantial restoration, club leadership and members started looking into ways to return the upper porch to functionality.

Early photos document the popularity of the upper level with its outstanding vistas of the lake, but maintenance, safety concerns and building code issues left this area unusable for decades.

Club leadership, backed by club membership, authorized and supported the second major renovation in the history of the building, which had been placed on the New Jersey and National Register of Historic Places in 1999. Work that began in fall 2019 and was largely completed for the 2020 season brought the clubhouse closer to its original look by restoring the symmetrical shape of the lower porch, reopening the upper porch and making the building more functional internally.

While the clubhouse of the Lake Hopatcong Yacht Club is looking in great shape, like many centenarians it will soon be taking a nap and awakening to welcome summer 2022 at the lake.

Lake Hopatcong Yacht Club marks milestone

MOUNT ARLINGTON — As a boy, Burt Rosevear remembers summering at his family's summer home on Lake Hopatcong. He remembers when he first learned to sail, crewing on a 28-foot long E-Scow at 13 years old when he became an official junior member of the Lake Hopatcong Yacht Club.

Rosevear's grandfather was the first member of his family to join the yacht club in 1915, back in Lake Hopatcong's heyday.

"Lake Hopatcong was a major northeastern resort in the early 20th century with 40 hotels (around the lake) and two amusement parks with a roller coaster at each," said Marty Kane, yacht club member of 15 years and president of the Lake Hopatcong Historical Museum.

Lake Hopatcong was a vacation mecca for city folk who would flock to the water to retreat from New York City, Philadelphia and bustling cities in New Jersey. In the early1900s, a membership at the Lake Hopatcong Yacht Club represented prestige and wealth among those who could afford summer homes on the then-remote freshwater lake.

On July 9, 1910, 400 members of the yacht club walked the single dock of the newly constructed clubhouse on Bertrand Road in Mount Arlington to race in weekend regattas and dine on the freshly painted wrap-around porch.

Today, the yacht club bustles with the same vibrancy and enthusiasm for competitive sailing, leisurely yachting and socializing. The 105-year-old club is even more excited to celebrate the 100th anniversary of the construction and formal opening of its clubhouse on July 9.

The festivities will begin today with the club's annual fireworks display off the clubhouse docks that will begin at dusk. Celebratory activities open to the public also include an open house and historic tours July 9 from 1 to 3 p.m. and an invitation to the All-Lake Regatta July 10 at 11 a.m.

The yacht club centennial festivities include fleet sailing events throughout the first week of July, an old-fashioned country barn dance where members will dress in period attire, an antique and decorated boat parade and a centennial ball to celebrate the decades of history and enjoyment by club members and family.

"I've enjoyed it so much, and to be able to see my kids and particularly my grandkids up there, still enjoying it and using the summer house — it's what makes it all worthwhile," said Rosevear, 68, of Madison, who still travels to the lake every summer and goes sailing with his family every Sunday.

The property where the Lake Hopatcong Yacht Club now sits was purchased in 1907. In 1910, architect Lewis Pilcher  designed and built the white Georgian colonial clubhouse for less than $10,000. The interior of the clubhouse is accented with grandiose high-beamed ceilings with rustic sewn timber and Adirondack-style rooms, which called for local logs to be hauled across the frozen lake from the first vice commodore's estate.

In its heyday, the Lake Hopatcong Yacht Club attracted members including Rex Beach, American novelist, playwright and Olympic water polo player; chemist and inventor Hudson Maxim, who created a variety of explosives including smokeless gunpowder; and Joe Cook, Broadway musical phenomenon and comedian.

More recently, the club caught the eye of actor and director Woody Allen, who scouted the yacht club to shoot selected scenes of a film in progress, Rosevear said; however, Allen later chose a different location to film the movie.

The Lake Hopatcong Yacht Club is a seasonal club open from May to September. Today, 150 members are active in the club. Kane said membership has declined because there are fewer seasonal frequenters to the lake and more year-round residents, who do not need a yacht club membership for access to the lake.

Kane said there is no difference between yachting and sailing; the words are interchangeable. Often misconstrued, a yacht is a sailboat, or a vessel without a motor, not to be confused with large powerboats used mainly for recreation or luxury.

Yachts were created in the 1600s in the Netherlands as small, fast-sailing craft used for exploration, transportation and, eventually, war. Today, yachting is used for competition, recreation and leisure emphasized by organizations such as the Lake Hopatcong Yacht Club.

The history of yachting, from 17th-century exploration to bringing families together for a Sunday sail, has played a pivotal role in European and American culture.

"Sailing and the club mean so much to our family," Rosevear said.
